Monday Update: Developer making progress on Abingtons townhome community

Jul. 4—An Abingtons developer expects to start construction soon on a townhouse community in Clarks Summit after clearing a baseball field and demolishing a house along Sheridan Avenue.

For the Parker Fields Townhome Community, RD Noto + Son Builders and Developers will construct and sell five duplexes and one single-family townhome at the former Dave Parker Memorial Stadium site. The developer also plans one duplex across the street.

President Mike Noto said the company awaits a sewer-related permit from the state Department of Environmental Protection before it can move forward with construction.

"We're hoping we'll have that within the next few weeks," he said.

The 1,776-square-foot, two-story townhomes will each feature two bedrooms, two bathrooms and a one-car garage, with the master bedroom and bathroom on the first floor. The community promises exterior maintenance-free living, according to the company's website.

Noto anticipates the project will take two years to complete.

"We've had a great response with the marketing," he said.

The developer purchased the stadium site from Clarks Summit borough under Abington Development Group Inc. for $190,100, according to a property transaction recorded Aug. 12, 2020. Clarks Summit officials considered putting a new Borough Building there but ultimately decided to sell it.

Another transaction recorded Feb. 24 shows Abington Development Group bought more land on Sheridan Avenue for $65,000. The company demolished a house on the property, Noto said.

The company's portfolio includes several developments in the Abingtons, including South Abington Woods. He expects the new townhouse community to attract empty nesters who want to downsize and young professionals.

"We like the Abingtons," Noto said. "We've been very successful in the Abingtons."

Clarks Summit Borough Council President Gerrie Carey said she's pleased to see the company making progress on the development, which will bring additional tax revenue into the borough. The borough is already built out, which makes these projects difficult to come by, she added.

"This was a real advantage to us to be able to sell this land and get some really nice townhouses in there," she said. "That will really be a nice section in Clarks Summit."
