More businesses planned among new Brunswick commercial development

More commercial services could be coming to U.S. 17 in Belville’s town limits.

Plans proposing the construction of five commercial buildings at the intersection of Waterford Business Center Way and Gregory Road have been submitted to the town for consideration. Much of the land off U.S. 17 has been incorporated into Leland’s town limits, but a strip of land currently holding largely commercial property is incorporated in Belville.

While the Waterford residential community is part of the town of Leland, some commercial property along U.S. 17 – such as the Verizon, Advance Auto Parts, First Bank and State Employees’ Credit Unit are part of Belville.

The five new, standalone buildings are proposed at the intersection of Waterford Business Center Way and Gregory Road, just behind the First Bank in Belville and adjacent to the New Day Café, which is located in Leland’s town limits. The site is 2.67 acres in size.

Preliminary plans show the buildings arranged in a semi-circle around an existing stormwater pond on the property.

The first, second and third buildings are set to be 4,500 square-feet, with the third containing an additional deck space. The fourth building is the largest, proposed at 6,120 square-feet. The fifth and final building is proposed at 4,800 square-feet.

Parking for the development is outlined adjacent to both Waterford Business Center Way and the First Bank property, surrounding the proposed buildings.

The preliminary plans indicate while tenants for two of the buildings (the second and fifth) are presently unknown, the other three buildings are set to house a pediatric dentist office, a Bridgewater Wines, and a CarolinasDentist office.

Bridgewater Wines is a wine bar and store with two current area locations – one in Leland and Porters Neck. CarolinasDentist is a local dental practice with 13 locations in North Carolina.

Plans for the development were drafted by Paramounte Engineering, Inc., a Wilmington-based engineering company and submitted to the town by property owner Clarendon Properties. The plans will soon be considered by the town’s planning board before potentially moving forward in the approval process.
