Here are the most expensive home sales in each MetroWest community for 2022

The red-hot real estate market was on full display this year, as seven-digit sales became common in nearly every MetroWest community. Out of 22 communities, only Hudson and Bellingham failed to have a home sell for more than $1 million, with 11 communities featuring sales of more than $1.5 million.

At the top of the scale, Franklin, Hopkinton, Sherborn, Southborough, Sudbury, Upton and Wayland all registered individual home sales of more than $2 million. The priciest homes range in size, styles and amenities, with some being custom-built, modern mansions, while others date back more than 150 years.

The following is a recap of the most valuable homes sold in each community. Information on the sales comes from The Warren Group, as well as some local real estate agents and the South Middlesex Register of Deeds office:

Ashland

Sale price: $1.29 million

The most expensive home sold in Ashland this year was 5 Bobcat Lane. It sold on July 7 for $1.297 million. The colonial-style home was built in 2007, features four bedrooms and 3.5 bathrooms and is just under 3,000 square feet. The home also features a gas-lit fire pit and expansive patio, and a primary bathroom with a jet-tub and double sink. It was listed by Sue Gordon of Lamacchia Realty.

Bellingham

Sale price: $930,000

The dollar goes a bit further in Bellingham, as its most expensive home sold for $930,000 on April 25. The massive home, at 24 Hampton Court, was built in 2005 and features 5,713 square feet of space, four bedrooms and 4.5 bathrooms. Additional features include a two-story living room, Bose speakers in both the living and dining rooms, and access to sanctuary-protected walking trails. The property was listed by Jay Karuna Ratne of Clockhouse Realty.

Framingham

Sale price: $1.28 million

Framingham's most expensive sale was $1.28 million for a home at 3 Royal Meadow Lane. This home clocks in at just over 4,000 square feet, was built in 2021 and has four bedrooms and 3.5 bathrooms. Additional features include a private study, a primary bedroom suite with two walk-in closets and a two-story foyer. The home was sold on Aug. 2, and was listed by Deborah Mansour Dawson of Berkshire Realty Group.

Franklin

Sale price: $2.2 million

Franklin's biggest sale in 2022 was for a home at 26 October Drive, which rang in at $2.2 million. The home was sold on May 26, and features five bedrooms and six bathrooms, spread over 4,700 square feet. The home is part of Franklin's Autumn Hill Estates, and has a soaking tub nook, floor-to-ceiling stonework and a coffee/wet bar area in the kitchen. The house was built in 2007, and was listed by Michelle Haynes of ERA Key Realty Services.

Holliston

Sale price: $1.65 million

Holliston's most expensive home sale was at 32 Praying Indian Way, and went for $1.65 million back on June 8. The home was built in 2012, features 4.5 bathrooms and four bedrooms across 4,700 square feet. The home sits on an acre of land in the Highlands at Holliston neighborhood, and was listed by Tara D'Amato of Engel & Volkers Wellesley.

Hopedale

Sale price: $1.55 million

The biggest sale in Hopedale was for $1.55 million on July 1 for a sprawling 6,500-square-foot home at 14 Steel Road. The 2004 home features a whopping six bedrooms and seven bathrooms, an in-ground heated pool, a grand foyer with 18-foot ceilings and a four-car, heated garage. The home was listed by Keller Williams Realty.

Hopkinton

Sale price: $2.22 million

Hopkinton's biggest home sale was $2.2 million for a 6,198-square-foot home at 15 Fawn Ridge Road. The home, which was sold on Sept. 27, features five bedrooms and six bathrooms, as well as a custom bar, a personal home gym and an in-home movie theater. It was built in 2013, and was listed by Kathleen Dragin of RE/MAX Executive Realty.

Hudson

Sale price: $880,000

Hudson is the only community to have a tie for highest sale price of the year. Two homes were each sold for $880,000. The first is at 31 Hickory Lane, and was sold on June 16. The home was built in 2002, has five bedrooms and four bathrooms spread out across 2,768 square feet, and was listed by Christina Terranova of Compass real estate. The second home is at 3 Cortland Drive and was sold on July 27. The 3,622-square-foot home was built in 2000, and features four bedrooms and five bathrooms. It was listed by Gerald Griffin.

Marlborough

Sale price: $1.4 million

A home at 180 Wayside Inn Road was the biggest sale in Marlborough in 2022, selling for $1.4 million on May 16. The house was built in 1987, making it one of the older homes featured on this list. It covers 4,259 square feet and features five bedrooms and 3.5 bathrooms. The home sits on 10 acres and is designed like a Mediterranean villa, with stone tile flooring in the foyer and colonnade arches throughout the home. The home was listed by Lynn Murray of Berkshire Hathaway.

Medway

Sale price: $1.46 million

Medway's most expensive sale was for $1.46 million for 32 Broken Tree Road. The house was built in 2000 and features four bedrooms and four bathrooms across 4,179 square feet. The southern-style colonial sports an in-ground pool, a private gym and a cathedral family room. The home sold on April 25, and was listed by Leslie Yakel of RE/MAX Executive Realty.

Mendon

Sale price: $1.37 million

The biggest home sale in Mendon was $1.37 million for a home at 9 West Hill Road, which sold on June 15. The home features four bedrooms, 2.5 bathrooms and 4,100 square feet of space. The 2005 home also features a salt-water pool, an outdoor putting green, four fireplaces and a customized outdoor sound system. The home was listed by Keller Williams Realty.

Milford

Sale price: $1.03 million

Inching over the million-dollar mark, Milford's most expensive sale was finalized on June 15, when 48 Field Pond Road was sold for $1.03 million. The home, which features four bedrooms and 3.5 bathrooms, was built in 2018 and covers 3,231 square feet.

Millis

Sale price: $1.29 million

Millis' most expensive sale was $1.29 million for a home at 5 Frontier Lane, sold on March 3. The home was new construction, built in 2021 and sports four bedrooms and 3.5 bathrooms across just less than 4,000 square feet. The home was designed with numerous custom options, and features a two-story family room, a three-car garage and room for potential expansion. The home was listed by Jeffrey Germagian of ERA Key Realty Services.

Natick

Sale price: $1.9 million

Coming in at just under $2 million, the biggest sale in Natick was on Sept. 23 at 15-A Moccasin Path. The 1998-built home has four bedrooms and 3.5 bathrooms and contains 3,810 square feet of living space. The South Natick home features a rock wall in front of the property, a large outdoor pool and sits on an acre of private land.

Northborough

Sale price: $1.85 million

The biggest sale in Northborough went to a home at 5 Harrington Lane, when it sold for $1.85 million on Aug. 12. The home features five bedrooms and six bathrooms, across a huge 5,200-square-foot space. The home is part of the Clark Woods Estates development, and was built in 2018. Additional features include a two-story great room with a floor-to-ceiling fireplace, stone and timber interior that focus on natural light and energy efficiency. Sherborn

Sale price: $2.5 million

The rural town of Sherborn's priciest home sale was a $2.5 million at 36 Prospect St., which sold on June 22. The home is an antique, built originally in 1870 with four bedrooms and 3.5 bathrooms spread over 4,071 square feet. The farmhouse has undergone extensive modern renovations, and includes an attached modernized barn for additional living space. The home was listed by Nora Lynch of Landmark Residential.

Southborough

Sale price: $2.6 million

Southborough's biggest sale of 2022 was for $2.6 million, for a home at 6 Nichols St. The home features five bedrooms and five bathrooms, and clocks in with more than 6,300 square feet of living space. Located near the shore of the Sudbury Reservoir, the home sits on 3.41 acres of land and was built in 2011.

Sudbury

Sale price: $4.89 million

The most expensive home sale on this list, a home at 41 Plympton Road sold for $4.89 million on June 6. It features five bedrooms and 5.5 bathrooms, and contains an epic 10,838 square feet of living space. A gated estate, the property also contains, among other features, a salt-water pool, an eight-car garage with a private car wash, a game room, a billiards room with a private bar, multiple stone patios and guest quarters with a private entrance. Built in 1989, the property was listed by Gibson Sotheby's International Realty.

Upton

Sale price: $4.4 million

Upton's most expensive home was sold on April 5 for $4.4 million. This sale is somewhat of a technicality, as the home on the property is a relatively modest 2,800-square-foot home built in 1960, but the real value of the sale comes from the 58 acres of land on which it sits. The property was purchased by Black Brook Realty Prop. LLC, a developer of master-planned senior housing neighborhoods, which plans to build 59 units on the property.

Wayland

Sale price: $4.82 million

Narrowly missing out on the top spot, a home at 5 Erwin Road was the most expensive sale of the year in Wayland, going for $4.82 million on Aug. 10. The home has five bedrooms and 4.5 bathrooms, and contains more than 7,000 square feet of living space. Sitting on nearly 5 acres on the edge of Heard Pond, the home contains access to a seasonal dock and also features an indoor heated pool, a movie theater, a 2,500-bottle wine cellar and a billiards room. Built in 2004, the property was listed by Michael Harper of MGS Group Real Estate.

Westborough

Sale price: $1.43 million

Westborough's most expensive sale was $1.43 million for a home at 17 Bertis Adams Way on June 30. The home contains four bedrooms and 4.5 bathrooms spread across 4,600 square feet. Built in 2001, the home offers a 40-by-20-foot pool, a hot tub, a two-story cathedral fireplace and a finished walk-out basement. The home was listed by Michael Mathieu of Mathieu Newton Sotheby's International Realty.
