Most recent median home sales in Tuscaloosa County up at $235,000

Newly released data for July shows that potential buyers and sellers in Tuscaloosa County saw houses sell for higher than the previous month's median sale price of $215,250.

The median home sold for $235,000, an analysis of data from Realtor.com shows. That means July, the most recent month for which figures are available, was up 9.2% from June.

Compared to July 2022, the median home sale price was slightly lower at $235,000 compared to $242,000.

Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in up-to-date data. The statistics don't include homes currently listed for sale, and aren't directly comparable to listings data.

Looking only at single-family homes, the $236,000 median selling price in Tuscaloosa County was up 1.3% in July from $233,000 the month prior. Since July 2022, the sale price of single-family homes was down 0.1% from a median of $250,000.

Eleven condominiums or townhomes sold for $1 million or more during the month, compared to zero recorded transactions of at least $1 million in July 2022.

Condominiums and townhomes increased by 23.1% in sales price this July to a median of $228,600 from $185,750 in June. Compared to July 2022, the sale price of condominiums and townhomes was up 0.1% from $179,500. Two homes sold for $1 million or more during the month, compared to zero recorded transactions of at least $1 million in July 2022.

In July, the number of recorded sales in Tuscaloosa County dropped by 0.1% since July 2022 from 394 to 353. All residential home sales totaled to $120.1 million.

In Alabama, homes sold at a median of $231,579 this July, up 0.7% from $230,000 in June. There were 5,677 recorded sales across the state this July, down 0.2% from 7,150 recorded sales in July 2022.

The total value of recorded residential home sales in Alabama decreased by 61% from $4.4 billion in June to $1.7 billion this July.

Out of all residential home sales in Alabama, 0% of homes sold for at least $1 million in July, up from 0.03% in July 2022.

Sale prices of single-family homes across Alabama increased by 0.2% from a median of $225,341 in June to $225,783 in July. Since July 2022, the sale price of single-family homes across the state was slightly down from $226,503.

Across the state, the sale price of condominiums and townhomes rose 10.3% from a median of $261,250 in June to $288,250 this July. The median sale price of condominiums and townhomes is up 0.1% from the median of $261,000 in July 2022.

The median home sale price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what's happening in a market than the average sale price, which would mean taking the sum of all sale prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
