Mountain lodge home for sale at $29.75M in Linville

LINVILLE If you've got a spare $30 million or so lying around, local real estate agent Marilyn Wright has just the place for you.

Wright, with Premier Sotheby's International Realty's Asheville office, has the listing for the 8,700-square-foot "Lazy Bear Lodge," located in Linville Ridge Country Club in the Grandfather Mountain area. The home, and two smaller buildings, sit atop a craggy 5,000-foot mountain ridge in Avery County, about 70 miles northwest of Asheville.

The asking price is $29.75 million. Hey, the listing also includes the separate 2,701-square-foot "folly house," and a 1,006-square-foot "hobbit guest house and exercise home," which "are carved into the side of the mountain with decking overlooking the forest." The estate also comes with a golf cart garage.

In an Oct. 4 press release announcing the home is officially on the market, Sotheby's states it's "the highest-priced home in North and South Carolina."

The home comes with 5.86 acres, "with rocky outcroppings and 340-degree views of the surrounding peaks, including Grandfather Mountain in the Blue Ridge Mountains," the release states. "Offered furnished, the turnkey residence includes an extensive western art collection spanning three centuries."

Wright has been associated with several eye-popping real estate sales in recent years, including a 17,850-square-foot home in North Asheville that sold last November for $5.1 million. That sale was eclipsed by a North Asheville "vacation home" that sold for $6.8 million, a deal brokered by Beverly-Hanks & Associates, Realtors.

Wright also co-listed a farmhouse estate in Brevard that sold for $9.3 million in 2021.

While home sales have slowed a bit overall, sales of luxury homes − those over $1 million − have remained robust in the mountains. Beverly-Hanks, which has a nine-county territory surrounding Asheville, stated in its second quarter 2022 real estate report that luxury home sales have remained strong.

"While predictions in the broader real estate market indicate a slower tempo when compared to the frenzied pace of 2021, the current data in the luxury sphere shows a healthy and active marketplace of upper-bracket listings," Beverly Hanks stated in the report. "Current figures illustrate an inventory increase of 12% — welcome news for buyers. Likewise, property sales are also going strong with an increase of 28%."

For the second quarter of 2022, Beverly-Hanks said 188 homes sold at $1 million or more in their nine-county region. Here's a breakdown on luxury home sales figures:

⋅ 15 homes sold in the $2.5 million and up range.

∙ 10 sold in the $2.2M-$2.5M range.

⋅ 7 sold in the $1.9M-$2.19M range.

⋅ 22 sold in the $1.6M-$1.89M range.

⋅ 48 sold in the $1.3M-$1.59M range.

⋅ 86 sold in the $1M-$1.29M range.

By contrast, the median home sale price in the second quarter for the nine-county region was $415,000, according to Beverly-Hanks.

In the Sotheby's release, Wright describes the home as a "luxurious lodge" designed "to graciously blend with its breathtaking natural setting. Its practical living spaces, extraordinary décor and unmatched amenities are paired with a prime location to appeal to the discerning buyer seeking an elevated mountain lifestyle.”

The gated property boasts "an impressive waterfall and bear statue" near the entrance, and, "Intricate woodwork abounds, with cypress post and paneling, golden birch and poplar and cherry barks that complement the locally sourced stone."

"From a classic Victrola phonograph in the reading area and a custom iron antler and rawhide chandelier by Peter Fillerup to Black Forest carvings and stool legs made from antlers, one-of-a-kind details are found throughout," the release states. "The great room is a 25-foot-high timber-framed structure boasting custom light fixtures by Hammerton. An inviting gourmet kitchen is crafted with custom alder cabinets by Banner's Cabinets and a tri-section refrigerator featuring detailed carving and elk antler pulls."
