How much did that sell for? Hornell area's top home, commercial property sales in 2023

Higher mortgage rates and low inventory cooled a Hornell-area housing market that was red hot post-COVID a few years ago, but 2024’s outlook may improve upon 2023.

Amanda Swarts, of Howard Hanna Real Estate, said buyers have adjusted to the higher interest rates that marked 2023. The Hornell area continues to have strong interest from home-seekers, though available inventory remains low.

"We’re seeing houses sitting on the market longer and not going over asking as much around here," said Swarts. "Buyers are at least able to get into properties, but they’re also paying at a higher interest rate. I always say you marry the house and date the interest rate, because you can always turn around and refinance later."

Homes on Loon Lake and rural residences with acreage dominated 2023’s top home sales in communities surrounding the City of Hornell, through December’s latest available Steuben County real estate data.

The top-selling home in the City of Hornell was the brand new construction at 13 Preston Ave., built through a partnership between the city and BOCES. The lot was cleared following the 2019 fire that consumed much of the street, and the home was sold for $204,000 on Oct. 11.

Several homes in North Hornell and Hornellsville also sold for over $200,000 in 2023.

Swarts expects the market to heat up in 2024, especially if projections of falling rates prove accurate.

"I think a lot of people, first time home buyers especially, are saying we’re going to wait until interest rates drop in order to start looking at houses again," said Swarts. "I think that’s going to happen in 2024. The feds have already talked about dropping interest rates. It will be interesting to see how that affects it.

"Prices and competition are going to go up."

Homes weren’t the only thing on the market in 2023. A number of high-profile commercial properties, downtown buildings and manufacturing facilities in Hornell changed hands over the course of the year.

141 Seneca St., Hornell: The auto shop business and property, Seneca Street Oil, sold for $950,000 on Feb. 22.

111 Seneca St., Hornell: The building at 111 Seneca, originally a McDonald’s and most recently a Planned Parenthood facility, was purchased for $280,000 on June 2. The building was torn down to make way for construction of a Tim Hortons.
