The many neighborhoods and suburbs in and around Charlotte each represent communities with their own identities and cultures. Many looking to find a home in the area base a lot of their decision on what they want to be a part of.

In a hot real estate market, home values have been trending up and available listings trending down almost across the board, but some ZIP codes have gotten more expensive and competitive than others. And knowing what to expect in your target area can help you get a leg up.

Here’s what to know about how the real estate market compares across the Charlotte area’s many ZIP codes:

How many homes are for sale in Charlotte ZIP codes?

The number of active listings in Charlotte ZIP codes has gone down by an average of 23.6% in the last year, according to data from the real estate site Redfin. The 28204 ZIP code — which includes the Cherry and Elizabeth neighborhoods — saw the biggest drop in listings, down 61.49%.

Area ZIP codes had, on average, 238 active listings in the last 90 days. The 28206 ZIP code — which includes the Optimist Park and Sugar Creek neighborhoods — had the lowest inventory, with just 59 active listings.

Charlotte home values by ZIP code

As the number of homes on the market decreased, home values trended up across Charlotte area ZIP codes, data from the real estate site Zillow shows.

The median home value in the metro area’s ZIP codes rose by an average of 30% in the last year, reaching an average of $501,600. Median home values rose the most, by 35.77%, in the 28213 ZIP code — which includes the Hidden Valley and College Downs neighborhoods.

The 28207 ZIP code — which includes the Eastover neighborhood — boasted the highest median home value, $1,824,018.
