Multi-million transit center, Walmart update, $1M Lampson addition + more projects

A series of projects will bring noticeable changes to Tri-City area businesses in coming months.

Two oil change shops are proposed in west Pasco while Kennewick will see a new building near Lampson International’s iconic office at the cable bridge and the Kennewick Walmart is preparing for an update.

Here’s a look at projects that have either construction permits or are undergoing Washington’s State Environmental Protection Act (SEPA) process before permits are issued.

Lampson crane company

Lampson International will build a dry storage warehouse near its corporate offices, 607 E. Columbia Drive, this summer.

The city of Kennewick issued permits for the roughly $1 million project in early April.

Kate Lampson, director of strategic communication for the Kennewick crane company, said construction should occur this summer.

The warehouse will be just under 12,000 square feet and will be used to store spare parts and supplies. Lampson said it is a routine development meant to take advantage of land the company already owns.

It’s adjacent to Lampson’s manufacturing facility in Kennewick, so it made sense, she said.

Walmart renovation

The city of Kennewick authorized a commercial remodeling project for Walmart, 2720 S. Quillan St.

The work includes a $1 million update to the photo lab and grocery, fresh paint, signage and re-configuring the online grocery pickup service.

It’s unclear when then work will begin.

Ben Franklin Transit

Ben Franklin Transit has begun construction on a $10 million, 17,000-square-foot office building to house operations functions at its administrative campus, 1000 Columbia Park Trail, Richland.

It will border the existing administration building to the west.

The project replaces the current operations building and includes new utilities, walkways, storm water facilities and is compliant with the access requirements of the Americans with Disabilities Act.

The project was put out for bid in January. Fowler Construction is the contractor.

McCurley Subaru

McCurley Subaru, 9620 Sandifur Parkway, Pasco, is the first of two businesses proposing oil change shops in west Pasco.

McCurley plans a 9,000-square-foot addition to its existing dealership, according to documents submitted for SEPA review.

The city of Pasco determined the project will not have a significant environmental impact as long as it follows protocols if a cultural or historical artifact is discovered and it directs lighting toward the site and away from nearby Interstate 182.

Sandifur Phase II

Hogback Development is behind the second oil change shop planned in Pasco.

The shop will be built along with a coffee shop and an office/retail building at Hogback’s Sandifur development.

The vacant site is on the southwest corner of Three Rivers Drive and Road 68, according to documents being reviewed under SEPA.

Milan Estates subdivision

P&R Construction plans to create a 59-lot subdivision for single-family homes on a 10-acre site at 1904 Road 68 in Pasco, according to documents submitted for review under SEPA.

The property is south of Clark Road and the Columbia River Road/Taylor Flats Road fork.

East Pasco retail

John Fetterolf of JF Engineering in Kennewick submitted plans to grade a six-acre site on East Lewis Place in Pasco for future retail development.

The site is 1,800 feet east of the Lewis Place/Heritage Boulevard intersection and is called Clark Flat.

The SEPA review contemplates developing retail on pads on the property.

Madison Park North

David Swisher on behalf of Farm 2005 LLC submitted plans to create a 460-lot subdivision for single-family homes on a 132-acre site north of Burns Road in the Broadmoor area.

The proposal is under SEPA review.

As proposed, it will be constructed in phases over a period of 8 to 12 years, with construction expected to begin later this year or by early 2024.
