As hot as the summer season was, sales were even hotter. Over 75% of Phase 2 Coach Home availabilities are now under contract.

If location is the most important consideration in choosing a home, Antilles’ South Naples’ proximity to Old Naples’ singular attractions, Marco Island’s beaches, Goodland’s treasured quirkiness and the Isles of Capri’s vast Rookery Bay nature sightings, then the 54-acre community has a lot to offer.  Add to that the improved quality of new, widened and extended roads in that part of town.  Is it simply easier, faster and less congested all year round to get places from South Naples.  Inviting attractions abound in all directions from Antilles, but being able to choose between varied and distinctive experiences from a location central to all of them has become a favored topic of conversation among homeowners in the same way they choose their grocery and convenience stores: biggest, closest; best buys or beachy-est?

Price and value are equally important considerations for new home buyers.  Antilles is a 54-acre, new construction community of 212 residences.  All Classic and Grand Coach Homes are built as 4-unit buildings.  Each single-floor, 3-Bedroom unit includes an attached Garage and screened-in Lanai.  Classic Coach Homes are in the 1,500+ square foot range and Phase 2 units are priced from $475,000 and include very private preserve views.  Grand Coach Homes are from 1,980 to 2,444 square feet under air and include 2-car Garages.  Phase 2 Grands are priced from the high $500,000’s to the mid $600.000’s, depending on orientation.  Lake and preserve views are available.  Phase 2 is actively under construction.  Its first release is completed and owners have been moving in over the summer months.  Second and 3rd releases are scheduled to be completed by year’s end.  The rolling construction format for Phase 2’s final Coach Homes will be released for sale when pricing and materials’ availabilities can be determined.  Phase 3 Coach Homes will be built along Antilles’ western perimeter, some oriented to its own 5-acre Kingfisher Lake and wetland preserve.

The value of a home in Antilles is defined by its building components.   Antilles’ high ceilings and triple-wide slider door-and-window walls create open, airy spaces that are as well engineered and appointed as they are solidly built and stylishly presented.  Antilles’ standard finishes include substantial 8-foot, solid core interior doors, hurricane-rated windows and doors, Shaker style Kitchen cabinetry with 42-inch high uppers, tall baseboards, wide trims, sleek rocker style lighting switches, cove ceilings per plan, wide profile, porcelain tile or luxury vinyl tile flooring and subtle designer carpeting in the bedrooms.  Kohler plumbing fixtures, heavy-weight frameless glass shower enclosures and custom designed wood Closet shelving that promotes air ventilation are standard in all units.   All residences include Linen Closets, Pantries, walk-in Master Closets and separate Laundry Rooms.  Quartz countertops are standard throughout, as are Kitchen island pendant fixtures and stainless steel Kitchen appliances - including on-trend French door style refrigerators.  Recessed lighting and advance wiring for data, voice and video are standard.  Concrete roof tiles and brick paver walk and driveways coordinate with the homes and create a refined and elegant community presentation.  Interior roads will be graded and repaved when construction is completed.  When comparing other new construction communities in the Naples area to Antilles, please note that what sets its homes apart is also included as standard in the list price.

The beauty of the community’s presentation and its amenities, enhance the value of the lifestyle it offers.  Antilles is a gated community enclosed by the rich greenery of preserves and deep landscaping installations on all sides.  JMD Development enhanced the property with 550 Sabal palm trees along its perimeter.  Tropical specimen plants, including show-stopping yellow-flowered Cassia trees and red Weeping Bottlebrush, highlight the property.  Antilles is built around its central Flamingo Club amenity center which encompasses a combined 14,000 square feet of indoor and outdoor living areas.  It sets the tone for the community’s presentation with contemporary, 21st century interpretation of elegant West Indies Island style architecture,  finished in dove gray smooth stucco exteriors with sharp, charcoal grey Bahama shutters and egret white trims.   Its imposing front wall of windows floods the Club’s entry with light and echoes each Coach Home’s wide Great Room views through triple-wide glass doors.   All are  managed here and the Exercise and Fitness Center, Maintenance Office and Catering Kitchen are to the rear.  Antilles’ Selection Center, where buyers determine their personalizing options, is also there and will be converted for the homeowners use when sales and marketing are complete. The huge Gathering Room occupies about one-half of the Club’s 5,000 square foot expanse and features wall to wall views across the community.  It includes the Fireplace Lounge with comfortable furnishings and a big screen TV, Sonny’s all day Coffee Bar and multiple round tables and chairs perfect for dining and general socializing.

Antilles’ 3,500 square foot Resort Pool vies for popularity with the Fitness Center.  Its curved shape creates multiple swim spaces for families and small groups and its sun shelf, wade-in entry invites all to test the water.  Sun and shade Decks surround the Pool and are furnished with lounge and umbrella-shaded seating.  The large Fire Pit is pergola-shaded and the multi-person Spa, wide Tiki Hut with quartz-topped service bar and BBQ grills flank the Pool.  Outside the gated section,  Antilles’ regulation Bocce and Pickleball Courts have attracted players at every level of expertise.  A Putting Green has been added and equipment is provided for the use of homeowners and their guests at no cost.

JMD Development is a family owned and operated company.  From the beginning, it has taken a personal interest in every phase of Antilles’ development.  As a community, a sense of goodwill and the kind of friendliness that evolves from the easy exchanges of information and resources when everyone is new to the community at the same time seems to be a rule of social interactions.  Antilles is a nice place to live.
