Nearly 1,600 home permits were filed in Escambia County in 2023. Here's where they are

Like it or not, Escambia County is growing. New townhomes, single-family homes, condos and development in general is going up all throughout the county.

Permit data pulled from the My Government Online permit database used by Escambia County shows there were nearly 1,600 permits applied for in 2023 for just single-family dwellings alone, though not all of those permits have been approved as of now.

We took a look back at every story we’ve published over the past year to help better quantify those numbers and show readers where these new homes are cropping up and what can be expected.

All in all, we know where nearly 1,100 of those homes will be built, with the unaccounted for permits still under review or simply not part of these larger new developments.

Sagewood Subdivision — 60 homes

Lennar Homes is building a new residential development named Sagewood Subdivision in Beulah following its long-awaited approval from Escambia County’s Development Review Committee.

It plans to build 60 single-family residential lots and two roads on about 20 acres of land off Bridlewood Road.

Carrington Valley — 146 homes

A local engineering firm is developing a 146-lot residential subdivision in Cantonment named Carrington Valley. The subdivision will be spread across three parcels and will be located off of West Quinette Road in Cantonment.

Turtle Creek — 134 homes

A new 134-lot subdivision named Turtle Creek is being developed at the 2100 Block of U.S. 29 in Cantonment. The subdivision is being constructed on top of an already-developed parcel, which is about 31 acres.

Eagle Point Subdivision — 145 homes

A 145-lot residential development named Eagle Point Subdivision is under construction off Klondike Road in Northwest Pensacola. The subdivision’s construction is split into two phases and will be built on about 47 acres of previously undeveloped land.

Calabria Place — 60 homes

LJJ Developeres LLC, a group based in Destin, will bring a 60-home residential subdivision to be built off Bowman AVenue adjacent to the Bowman Trails subdivision on a 10-acre site.

Pine Top — 70 homes

Development of a new 70-lot subdivision named Pine Top is underway off of Pine Top Lane and Well Line Road in Cantonment. Developers intend for the lots to have single-family homes with four roads that will run through the new development.

Seminole Bend Project — 65 homes

A new 65-lot residential subdivision may be coming to Beulah soon, according to documents filed with Escambia County. It will be located off Beulah Road near Eleral Drive once construction is completed.

Makaira Ridge — 60 homes

Cantonment will be getting a new 60-home subdivision called Makaira Ridge. It was proposed to be built off of West Roberts Road and will cover about 14.5 acres.

Cedar Grove Townhomes — 40 homes

new single-family townhome subdivision named Cedar Grove Townhomes is under construction in Ferry Pass, adding 40 single-family homes to the housing market. The subdivision will be built on a 3.75-acre site off of Lansing Drive.

Walker Heights — 77 homes

Northwest Pensacola has a new townhome subdivision under development that will bring 77 homes to the area off of Fowler Avenue and West Nine and One Half Mile Road. The developers of Walker Heights plan for the subdivision to consist of 77 townhomes.

The site of Walker Heights has some existing single-family residences, but developers will otherwise be building the near 6-acre subdivision project from the ground up.

Lansing Drive Townhomes — 44 homes

Ferry Pass will be getting a new 44-lot townhome subdivision off of Lansing Drive. The planned name for the community is Lansing Drive Townhomes. The project’s 4.28-acre site has collapsed remnants of a former structure in its northeastern corner but is otherwise an undeveloped wooded area.

McKinnon Townhomes — 30 homes

McKinnon Townhomes, a new subdivision of single-family townhomes, is coming soon to northwestern Pensacola. Lennar plans for McKinnon Townhomes to be a single-family townhome community consisting of 30 total homes. The lots for the townhomes range in size between about 3,500 and 5,000 square feet.

The 4.2-acre site of the incoming McKinnon Townhomes subdivision is located at 480 McKinnon Lane off West Nine Mile Road.

Meadow Brook Village — 65 homes

new subdivision with 65 lots may be coming soon to Ferry Pass. The project splits the neighborhood into three different blocks, A, B and C, and will construct a new road through the subdivision. According to the project’s information form filed with Escambia County, Meadow Brook Village will be located at 8825 Chisholm Road.

Lexlee Estates — 56 homes

A new townhome community named Lexlee Estates may be coming soon to the Bellview area. Once completed, the development will be located off North Blue Angel Parkway near Green Acres Street. Lexlee Estates will be one of many neighborhoods in its area and will also be about a 20-minute drive from Naval Air Station Pensacola.

Fairchild Village — 32 homes

A new community of townhomes is coming to Fairchild Street in Pensacola. The new subdivision will be called Fairchild Village and the site will be about 3.54 acres. Once the construction of Fairchild Village is complete it will be located in the 1300 Block of Fairchild Street, off of Fairchild and Chapel streets. The development will also be on the south side of Interstate 10, north of Creighton Road and east of Davis Highway.
