Neighborhood workshops to offer insight on two residential complexes near Venice hospital

VENICE – The future of roughly 15 acres of undeveloped property along Curry Lane – just south of the Sarasota Memorial Hospital Venice campus – will be the subject of two unrelated public workshops, one dealing with a proposed apartment complex and the other for townhomes, set for Aug. 23.

Sixty-five apartments are planned for a 5.35-acre parcel with an existing single-family home at 2900 Curry Lane.

An unspecified number of townhomes are planned nearby on 10.1 acres west of a portion of the Waterford planned-unit development and north of another part of Waterford that’s mostly a golf course.

Land off of Curry Lane, a private road that ends in a cul-de-sac, has been sought by developers ever since Sarasota Memorial Health Care System moved forward with plans to open its Venice campus.

Pinebrook Medical Offices, featuring 142,433-square-feet of Class A medical space, is being built on the northeast corner of Curry Lane and Pinebrook Road.

PAM Health Rehabilitation Hospital, a 42-bed facility with a projected opening date later this year, is just to the east of that.

The Sophia, a 244-unit development of one-, two- and three-bedroom villas on 29 acres anchors the southeast intersection of Curry Lane and Pinebrook Road.

“With the hospital being built, that has incentivized all the development there you can see that with all the development that has occurred on Curry Lane,” said attorney Jackson Boone, who will host a 5 p.m. Neighborhood Workshop on Zoom dealing with 10.1 acres adjacent to the cul-de-sac.

Brian Lichterman, owner of Vision Planning & Design, agreed that Sarasota Memorial Hospital is driving a demand for housing in the immediate area.

Lichterman is the agent for a proposed 65-unit market-rate apartment complex that will be the topic of the 6 p.m. Zoom Neighborhood Workshop.

Neighborhood workshops are not public hearings but do offer a chance for neighbors to learn more about the proposed developments.

It is the final step required before a project is submitted to the city of Venice for review.

Venice apartment development

Lichterman and his clients are seeking a change in zoning from RMF-1 to RMF-3 for Curry Lane Apartments.

That change reflects the future map as outlined by a joint-planning agreement between the city of Venice and Sarasota County.

The proposed preliminary site and development plan – which will not be submitted to Venice until after the workshop – calls for the one-, two- and three-bedroom apartments to be split among four three-story structures, as well as a pool and a clubhouse.

Townhouse development

Boone noted that the workshop is to discuss a preliminary plat for the proposed townhouse development on the 10.1 acres currently zoned up to five residences per acre. But he said neither the number of residences nor whether they will be available for sale or rent has been established by his client.
