Construction to begin soon on revamped gas station, retail building in Hamburg Township

HAMBURG TWP. — A local gas station owner says construction of a revamped station and new retail building should begin this summer.

After it's complete, he'll build 40 townhomes for rent. The rental community will be called Hamburg Village Townhomes.

Ronny Hamama of RDH Properties has owned the Mobile south of the intersection of M-36 and Hamburg Road for about 20 years. The other affected properties at 7620 M-36 and 10303 Hamburg Road are located between Campbell Court and Livingston Street.

Hamama reached a final development agreement with officials Tuesday, July 16, which frees him up to move forward with permitting and construction.

"We’re at the tail-end of securing financing and getting the construction permits going," Hamama said. "We’re going to break ground by end of summer, whether we have financing by then or not."

He'll start with the gas station revamp and retail building, which he expects to take about 18 months.

The two-story building on M-36, as approved by township officials, will have a new 5,475-square-foot gas station and convenience store attached to a 2,400-square-foot retail building.

Hamama said he's "hoping to get a tenant for a restaurant."

The gas station will have 12 stalls with a canopy.

Previous documents indicated there'd also be upstairs apartments in the building, but Hamama said that "was a mix up."

The rental townhomes will range from 900 to 1,200 square feet in eight two-story buildings. Plans also include a 1,400-square-foot community center and management office, a retention pond, pathways and green space.

"I’ve been at the location for about 20 years, and I’ve seen the growth and the traffic increase," Hamama told The Daily in May. "I know there's a housing shortage — especially this type of housing, and it’s a good school district."

According to the development agreement with the township, Hamama will have three years to build the townhomes from the time he secures a certificate of occupancy for the retail building.

Traffic entrances will be constructed be off M-36 and Campbell Court.

There's also a plan to install a four-way stop where M-36 meets Hamburg Road. The intersection currently has a two-way stop, and westbound traffic doesn't stop. Hamama said he'll raze a vacant rental home south of the intersection, where an entrance will be.

Officials with the Michigan Department of Transportation have approved a design for the four-way stop, according to township documents. Hamama said he's working with the MDOT to secure a permit to install it when he builds the townhomes.
