Description: Crews recently began preparing a long-vacant lot at Bush Street and Commercial Street SE for construction.

A five-story, mixed-use building is planned for the location, which neighbors A to Z Party Rental, the now-closed Harvest Music, Dizzy's Smoke Shop, Dutch Bros and Straight from New York Pizza.

According to plans submitted to the city, the building will include 913 square feet of retail space and 42 apartments.

The city planning administrator approved the site plan review for the mixed-used project last July. A permit for civil site work was issued on June 21.

A site plan dubbed the project "Cozy Residential" on the two tax lots totaling 0.58 acres. According to map records, the lot has been vacant since at least 2007, occasionally used to set up fireworks sales tents or to park stretch limos. The land was previously owned by a company tied to the Kwan family, who also owned an eponymous restaurant a few blocks north.

The restaurant closed in 2018 and was bulldozed in 2022. A medical and office building is planned for the former restaurant site.
