November’s priciest real estate sales in northern Beaufort County were in these ZIP codes

Between high ownership costs, mortgage rates and increasing prices, home buyers in Beaufort and Jasper County might feel like the cards are stacked against them. However, there is some good news for buyers: more homes are for sale, according to the most recent Beaufort-Jasper County Realtors report.

Active residential listing inventory rose 21.8% from 505 in November 2022 to 615 in November 2023, according to the report. For homes sold through the Hilton Head Area Realtors, the change was similar: 1,084 in November 2022 compacted to 1,306 in November 2023, or a 20.5% increase. For home buyers, it means more options, and for sellers, it means more competition.

In addition to inventory, the following happened in Beaufort and Jasper County real estate market in the 12 months spanning December 2022 through November 2023, according to November reports:

  • People are buying pricier homes: The $750,001 to $1,000,000 price range had the largest pending sales gain, where sales increased 20.7 percent.

  • Prices are going up: The overall median sales price is up 8.5% to $396,000. The median price of homes sold through Hilton Head Area Realtors this year is up 2.4% to $694,856.

  • Condos are hot: The number of condos for sale increased 74.6% and median prices rose 14.3% to $320,000.

  • Homes are taking longer to sell: Homes were on the market 26% longer in November 2023 than November 2022 — 77 days versus 97 days.

29920 is the only ZIP code that was in both the top five median sale prices and most sold homes lists in November.

The ZIP codes with the most expensive median home sale prices and their identifying areas are:

  • 29926 (North end of Hilton Head) — $779,000

  • 29920 (Saint Helena Island, Fripp Island, Dataw Island, Fort Fremont, Frogmore) — $681,000

  • 29940 (Seabrook, Sheldon, Lobeco, Dale, Coosaw) — $640,000

  • 29928 (South end of Hilton Head) — $625,000

  • 29909(Bluffton, Okatie, Hardeeville) — $545,000
