Office building with rooftop bar and restaurant planned in Edison

EDISON – The trip to happy hour may get a lot shorter for those who live and work near the Municipal Building if plans are approved next month for a Municipal Boulevard rooftop restaurant and bar on top of a proposed eight-story office building.

Applicant Shivaay Developers LLC in Edison is scheduled to present the plans to the Zoning Board of Adjustment at 7 p.m. Sept. 13 at the Municipal Building, 100 Municipal Blvd.

The applicant is seeking preliminary and final site plan approval with bulk and use variances for the eight-story building planned for 90 Municipal Blvd. in the Town Center zone.

The applicant is seeking bulk variance relief for front yard setback where 100 feet is required, and 37.58 feet is proposed along Municipal Boulevard and 63 feet is proposed along Hoey Drive.

Relief also is sought for side yard setback where 75 feet is required for one side, or 150 feet is required for both sides, and 47.40 feet is proposed for one side and 97.24 feet is proposed for both sides; as well as maximum height where 100 feet and three stories is allowed and 100 feet and eight stories is proposed, according to the public notice.

In addition, 636 off-street parking spaces are required, and 48 spaces are proposed on-site, and 588 spaces would be located nearby as part of a shared parking agreement.

Relief also will be sought for minimum lot area, minimum lot width and maximum floor area ratio.
