Oklahoma City-area home prices rise 3.9% in May, with houses for sale in high demand

A typical Oklahoma County home listed for $342,994 in May, up 3.9% from a month earlier, an analysis of data from Realtor.com shows.

The median list home price in May was up about 7.2% from May 2021. Oklahoma County's median home was 1,986 square feet for a listed price of $173 per square foot.

The Oklahoma County market was busy, with a median 33 days on market. A month earlier, homes had a median 35 days on market. The market added 1,456 new home listings in May, compared with the 1,028 added in May 2021. The market ended the month with some 941 listings of homes for sale.

Canadian County's home prices rose 4.9%, to a median $327,900, from a month earlier. The typical house was on the market for 30 days, from 35 days a month earlier. The typical 1,999-square-foot house had a list price of $174 per square foot.

Cleveland County's home prices rose 3.6%, to a median $310,674, from a month earlier. The typical house was on the market for 29 days, from 30 days a month earlier. The typical 1,898-square-foot house had a list price of $159 per square foot.

McClain County's home prices rose 7.2%, to a median $340,647, from a month earlier. The typical house was on the market for 29 days, from 49 days a month earlier. The typical 1,962-square-foot house had a list price of $179 per square foot.

Murray County's home prices fell 10%, to a median $215,000, from a month earlier. The typical house was on the market for 56 days, from 74 days a month earlier. The typical 1,493-square-foot house had a list price of $138 per square foot.

Pottawatomie County's home prices rose 7.5%, to a median $268,158, from a month earlier. The typical house was on the market for 52 days, from 40 days a month earlier. The typical 1,845-square-foot house had a list price of $127 per square foot.

Kingfisher County's home prices fell 1.2%, to a median $252,000, from a month earlier. The typical house was on the market for 43 days, from 25 days a month earlier. The typical 1,793-square-foot house had a list price of $130 per square foot.

Across metro Oklahoma City, median home prices rose to $329,150, up 4.5% from a month earlier. The median home had 1,937 square feet, at a list price of $170 per square foot.

Across all of Oklahoma, median home prices were $270,445, rising 8.2% from a month earlier. The median Oklahoma home for sale had 1,855 square feet at list price of $143 per square foot.

Across the United States, median home prices were $446,950, up 5.2% from a month earlier. The median American home for sale had 1,861 square feet, listed at $226 per square foot.

The median home list price — the midway point of all the houses or units listed over a period of time — is used more often in this report instead of the average home list price because experts say the median offers a more accurate view of what's happening in a market. In finding the average price, all prices of homes listed are added and then divided by the number of homes sold. This measure can be skewed by one low or high price.
