Olsen Towers senior housing in Woodbridge eyed for redevelopment

WOODBRIDGE – Nearly 200 new housing units are part of a redevelopment plan in the Fords section around the Olsen Towers senior building.

Green Pathway Urban Renewal LLC in concert with the township will seek Planning Board approval April 12 for minor site plan and minor subdivision approval to construct two residential buildings in two phases and adjust a lot line, according to documents filed with the township.

Green Pathway is the designated redeveloper of the 535-537 and 555 New Brunswick Avenue Redevelopment Plan.

The first phase of the project at 535-537 New Brunswick Ave. calls for the construction of Green Oak Senior Housing, a 75-unit senior housing apartment building with 25 studio apartments, 50 one-bedroom units and 38 parking spaces, as well as a large community room, fitness room, library and laundry rooms, according to the documents.

The property is owned by Woodbridge Township and would be transferred to the Woodbridge Housing Authority when construction is completed. The new senior building would replace Olsen Towers, which is located on the second phase of the property. The existing Olsen Towers building, with 75 units on five floors and built in the 1960s, has outlived its usefulness, according to a township spokesperson.

The Park at Fords Corner, a 113-unit market-rate apartment building with 23 studio units, 63 one-bedroom, 23 two-bedroom and four three-bedroom units, of which 15 percent would be affordable, would be built in the second phase of the project at 555 New Brunswick Ave., according to the documents.

Also planned is a ground-floor café, rooftop amenity space and 128 parking spaces. Olsen Towers would be demolished once the building on the first phase of the project is completed and the residents have been relocated to the new building.

The application also calls for all parcels to be consolidated and two new lots to be created, one an L-shaped lot on the east side of the site with about 36,692 square feet where the new Green Oak Senior Housing building would be located. and a second rectangular-shaped lot on the west side of the property with 62,656 square feet where The Park at Fords Corner building would be located, the documents say.
