One of world's largest logistics companies inks warehouse lease in South Brunswick

SOUTH BRUNSWICK - GXO Logistics, one of the world’s largest logistics companies, has signed a lease for a 611,000-square-foot building at 301-321 Herrod Blvd.

The long-term transaction enables GXO Logistics to expand its Middlesex County operations, according to a statement from Lee & Associates which negotiated the transaction. GXO has another facility on Route 130 in South Brunswick and two more facilities in Monroe Township and Swedesboro.

GXO has 970 warehouses totaling 200 million square feet in 27 countries. The company has 130,000 employees.

In 2022, GXO reported that its revenue increased to $9 billion, compared with $7.9 billion for 2021. Net income increased to $197 million.

Before GXO occupies the building on nearly 40 acres, Link Properties will undertake a complete rehabilitation of the property, including renovating the office space, providing new LED lighting throughout the building and adding new dock doors. The company will reseal and stripe all warehouse floors and outside paved areas, including the parking lots and truck courts.

“GXO was looking to grow its footprint in the immediate area due to the expansion needs of its client base,” said Lee Saltzman of Lee & Associates in a press release. “We conducted an extensive search to locate a site within a set radius from GXO’s existing facility in the NJ Turnpike Exit 8A market – focusing on South Brunswick, Cranbury and Monroe Township. Ultimately, this property’s location, and the building’s features and size, created an ideal scenario that not only enabled GXO to meet its additional space needs but also retain its existing labor force.”

Saltzman noted that New Jersey’s Exit 8A market continues to be one of the state’s most sought-after destinations for industrial space users.
