Ontario Planning Commission to consider zoning change for site of half-built church

ONTARIO ― Members of the Ontario Planning Commission will consider two rezoning requests at their next meeting ― including a request to change the zoning of an unfinished church building at 1943 Park Avenue West from office-service to business.

The public meeting starts at 4 p.m. June 14 in the Ontario City Administration Building, 555 Stumbo Road.

The other rezoning application involves a site on Walker Lake Road, a portion of the state-owned property that's part of The Ohio State University campus. It would change from R-2, residential, to R-3, multi-family residential, according to the agenda.

Unfinished church property rezoning request

In May, local businessman Dan Niss has bought the unsightly shell of a church on Park Avenue West after it sat unfinished for 15 years.

"At the present time we have no definitive plans. First step is to clean property, repair building and then determine the best fit for use of this structure," Niss, president of Charter Next Generation, said in May.

A change to business zoning at the Park Avenue West site near Discount Drug Mart would allow construction of restaurants and businesses. The current office service zoning code allows for construction of banks, doctor's offices and veterinarian offices, according to an Ontario zoning official. The rezone request was submitted by Niss' attorney, Bud Vetter.

Also on the agenda is an application request from R-2, residential, to R-3, multi-family from developer Craig Donley of Ashland. A "for sale" sign has been posted for quite some time for 18 acres.

Ontario Zoning Inspector Michael Morton said Donley has not yet submitted anything on paper in regards to his plans for the property on the north side of Walker Lake Road, just east of Menards.

Agenda includes final review for Home2 Suites by Hilton Hotel

The agenda also includes the final review of the new hotel planned on Walker Lake Road.

A developer from Columbus told Ontario City Council earlier that a mid-2023 groundbreaking is planned for a 120-unit Home2 Suites by Hilton Hotel on Walker Lake Road just north of the current Cinemark 14 theater complex in the already-bustling shopping center.

Rounding out the meeting's agenda will be discussion of a conditional use application for Ultimate Shine Car Wash on Walker Lake Road near Menards; off-street parking requirements; motor vehicle sales and service; driveways and construction standards; and Oxyrase conditional use standards.
