Outdoor retail, new park among the projects to watch in Surprise next year

More restaurants, stores and family-oriented entertainment are on tap in Surprise, as the Village at Prasada and its adjacent development, Prasada North, continue their build-out. Other projects around the city aim to bring new parks, grocery options and on-demand transit to residents in the northwest Valley.

Here are some of the projects and plans to watch in Surprise in 2023:

  • The Village at Prasada: The project, which celebrated some restaurant and retail openings in 2022, will see an influx of new restaurants and stores in 2023. The outdoor retail and entertainment center, being developed by SimonCRE, will total about 700,000 square feet, and bring in big-box retailers, restaurants and family entertainment. On tap to open in 2023 at the Village at Prasada include: FatCats, Five Below, Floor & Décor, HomeGoods, Marshalls, PetSmart, Ross, Sprouts, TJ Maxx, Total Wine and Ulta. The center is located near Waddell Road and Loop 303.

  • Prasada North: After the Village at Prasada was fully leased, the developer, SimonCRE, announced plans for an additional 350,000-square-foot project north of the Village, which is near Waddell Road and Loop 303. The development, which is under construction, will include restaurants and shops. The developer is in the final stages of commitments with businesses interested in locating there.

  • The Fields at Countryside Park: The new park will officially open in January 2023 and will have grass fields and a new playground. The park is located at Greenway Road and Parkview Place and will have eight multi-sport fields.

  • “Microtransit” program: The city is in discussions with WeRide, a company that provides on-demand rideshare to a localized area within the city, at about the same cost as a bus ride, officials said at a City Council work session in December. WeRide, which has begun pilot programs in Goodyear and Avondale already, uses a smartphone app for passengers to order a ride to locations in a designated area of the city. Surprise anticipates starting the pilot program in March, according to city documents.

  • Fry’s grocery store and new traffic signal at Pat Tillman Boulevard and 163rd Avenue: A shopping center, anchored by a Fry’s grocery store, will open at Pat Tillman and 163rd Avenue, which will also include a pharmacy drive-thru, gas station and retail shops. A new traffic signal will also be coming to that intersection in spring 2023 to help accommodate traffic to the center.
