This over-the-top, energy efficient home near Sacramento illustrates hot luxury market

A painstakingly eco-friendly estate listed for $4.3 million has quickly gone into contract — perhaps a good indication of how hot the luxury residential home market is in Loomis.

“The high-end market has really exploded in the area,” Sacramento appraiser and housing market analyst Ryan Lundquist said.

Loomis is 28 miles northeast of Sacramento, California.

In 2020, there was one $4 million sale in Loomis, the highest ever at the time, according to Lundquist. Since 2021, nine homes in Loomis have sold for more than $4 million.

A brand new sales record was set in 2022 at $7 million. More recently, a Loomis property closed at $5.3 million.

The 5,303-square-foot home sitting on 3.24 acres at 3960 Hickey Lane in Loomis hit the market May 12. A sale was pending within two weeks, according to listing agent John Corin of Coldwell Banker Realty.

The estate is one of only two active listings in Loomis asking more than $4 million. The other home overlooks Folsom Lake at 9692 Sterling Pointe Court, with a $4.88 million price tag.

The Hickey Lane residence is owned by local contractor Gregory Roznowski, according to public real estate records.

Seller spared no expense

Roznowski spared no expense in making the new 2020 build as energy efficient.

“He did everything he could in this house, so it’s unsurpassed actually,” Corin said.

The eco-friendly features include:

Spray foam insulation on all exterior walls to plug any drafts

Tech shield sheathing to block radiant heat

Multiple, high-efficiency AC units

High-efficiency Anderson windows and doors throughout

64 owned solar panels

Wifi-controlled tankless instant water heaters

Low volume/high-efficiency irrigation system for all landscaping

Reverse osmosis water filtration system for removing contaminants and impurities.

There is also a pond stocked with fish to control the mosquito population, said Corin, who’s daughter Elena Burns is a co-listing agent.

The gated home located on a private lane offers four bedrooms and five bathrooms with exquisite detail, high ceilings and an open-concept floor plan. There are entertainment amenities galore: a pool with a cabana, a lighted pickle ball court, gourmet kitchen with butler’s pantry, formal dining space and a grand living room.

A spacious primary bedroom, which opens into the backyard, has a stone fireplace and bathroom with a soaking tub, separate shower and dual sinks.

On a modified second level of the home, a large bonus room can serve as a playroom, theater or a guest quarters with a private entrance.

$4 million houses still ‘rare’

There’s also a deep four-car garage with attached RV parking.

In Loomis, nearly 49% of all sales have been above $1 million since January 2022, representing one of the highest percentages in the region (Granite Bay saw 65.6% of sales hit the $1 million mark, or above, since 2022).

Placer County, which incorporates Loomis, saw nearly 14% of sales top $1 million since 2022, compared to 4.5% of sales in Sacramento County.

“Ultimately, $4 million sales are still pretty rare as there have only been 14 in the entire region since 2022,” Lundquist said.

For context, he added, those higher-end sales represented only 0.56% of all sales over $1 million in the region.

“There is no mistaking a significant change since last year in the housing market, but we are still seeing properties moving at this price point,” Lundquist said. “There are many buyers out there with money, and they’re not always as sensitive to mortgage rates either — 43% of sales above $4 million have been all cash since 2022.”
