Conservative firebrand and Palm Beach homeowner Sean Hannity has begun broadcasting his nationally syndicated radio show from “the free state of Florida, my new home,” he said this week on the program.

But Hannity, a prolific real estate investor, did not say exactly where in Florida the show is now based.

He opened the Jan. 2 episode from “our new home, or my new home, which is the free state of Florida.”

He said he was drawn to Florida, in part, by its conservative political climate as compared to New York, the longtime home of “The Sean Hannity Show.”

Fox News Media told USA TODAY on Wednesday that Hannity will continue to host his show and return to New York on occasion for live-audience programs.

Regular listeners would know that he had “been threatening to do this for quite a while. But we are now beginning our first broadcast (out) of my new home, and that is in the free state of Florida. I am out. I am done. I’m finished. New York, New York — goodbye,” Hannity reportedly said.

Hannity's remarks were published by mid-afternoon Jan. 2 on the website Mediaite.com, which appears to have been the first outlet to have reported them, an online search showed.

Hannity has frequently broadcast his radio show from a studio at his estate on North Shore of Long Island in New York, according to published reports.

Hannity has owned a Palm Beach townhouse since April 2021, when he paid a recorded $5.3 million for it.

But Palm Beach law would prevent him from broadcasting from that residence, an official confirmed late Tuesday afternoon.

The town does not allow businesses to operate out of private homes, Palm Beach Town Council President Margaret Zeidman told the Palm Beach Daily News.

“It’s in our ordinances,” she said.

Hannity's oceanfront townhouse is in the Residences at Sloan’s Curve on the South End of Palm Beach. In November, he won the town’s permission to expand one of its three bedrooms.

He does not have the Palm Beach townhouse homesteaded as his primary residence in the latest Palm Beach County property-tax rolls. Hannity also has not filed a “declaration of domicile” form with the county Clerk of the Circuit Court and Comptroller’s office to designate Florida as his primary residence, the office confirmed. But such a document could have been filed in a county elsewhere in the state.

The late Rush Limbaugh once broadcast his own conservative radio show from his Palm Beach oceanfront estate but ended up renting commercial space for a studio across town to comply with the law.

Hannity’s radio show is broadcast on the iHeart Radio network. He also hosts a weeknight television show, “Hannity,” on the Fox News network.

Hannity’s decision to choose Florida over New York reflects a national trend, he reportedly said Tuesday on his radio program.

In a “rough script” provided by Fox News Media, Hannity said blue state policies were part of the reason he left New York.

“If you’re leaving one of these blue states like New York or Illinois or New Jersey or California, and you’re going to red states like Texas or Tennessee or the Carolinas or Florida, where I am now, where my new home is now, just don't bring your crazy left-wing politics with you," Hannity said. "Leave that at home, because that’s probably one of the reasons you're leaving those states.”

He also reportedly said during the Jan. 2 radio show: “And finally, for the first time that I can think of in my adult life, I actually have (government) representatives in the state that I’m living in that share my values.”

He is said to have mentioned three Florida Republicans: Gov. Ron DeSantis and U.S. senators Marco Rubio and Rick Scott.

Apparently, Florida has already given a warm welcome to Hannity.

"It’s funny because I actually went out a number of days and met a lot of people," Hannity said to a guest on the show. "There wasn't one person that didn't like me. I'm used to being hated everywhere I go, so it was a refreshing change of pace."

Hannity could not be reached, and a spokeswoman for Fox News did not immediately return an emailed request for comment from the Palm Beach Daily News. Fox News reported the story late on the evening of Jan. 2.

Other conservative commentators with homes in Palm Beach include Fox News host Bret Baier and pundit Ann Coulter.

Palm Beach is also the home of former President Donald Trump, the leading Republican in the 2024 race for the White House.
