Palm Beach seaside house in Jon Bon Jovi's old neighborhood lists at $39 million

With Palm Beach's winter social season on the horizon, September just saw its second waterfront home enter the market with a price tag at or near $40 million.

A seaside house built in 1992 at 240 N. Ocean Blvd. landed in the local multiple listing service Thursday priced at $39 million. The North End property last sold in 2003 for $5.4 million, property records show.

The house stands on the northeast corner of Atlantic Avenue, directly across from a custom home built by rocker Jon Bon Jovi, who later sold it to move to a larger oceanfront mansion down the street.

The residence at No. 240 faces a beach parcel with 100 feet of ocean frontage on the other side of the coastal road. In all, the property measures about two-fifths of an acre. The house, meanwhile, has 7,630 square feet of living space, inside and out.

The property is owned by Tiffany Cloutier, the widow of businessman George Adrian Cloutier, who died at 76 in April 2022, records show. Tiffany Cloutier could not be reached for comment.

Agents Elizabeth DeWoody of Compass Florida and Jack Rooney of Douglas Elliman Real Estate hold the co-listing, which describes the property as an “exquisite Spanish Revival”-style home.  Both agents declined to discuss the listing.

The floor plan “was designed around the view with the communal living areas overlooking the pool and ocean beyond,” the sales listing says. “Upstairs, the bedrooms are cleverly split with separate staircases offering maximum privacy.”

The two primary bedroom suites on the east side of the house look out to the ocean, while two guest suites on the west side of the home share a sundeck. The house also has an exercise room, a sauna, a library and formal and informal dining and living rooms.

George Cloutier founded American Management Services, a 40-year-old Orlando-based company that offers services to small businesses with a focus on helping them grow their sales, profits and cash flow, according to its website.

Two weeks ago, as previously reported by the Palm Beach Daily News, an in-renovation house fronting the Intracoastal Waterway across town at 500 Regents Park hit the market at $40 million.

Jon Bon Jovi's purchase in 2018 helped renew interest in the Palm Beach neighborhood

The house at 240 N. Ocean Blvd. is on a tucked-away, seven-block stretch of the coastal road between Sunrise Avenue and Wells Road. The neighborhood was off the radar of many Palm Beach residents until 2018, when Bon Jovi and his wife, Dorothea Hurley, bought a lot for a recorded $10 million at 230 N. Ocean Blvd. on the southeast corner of Atlantic Ave. They razed a house to make way for the Italian-style custom home they sold to a trust affiliated with Rob Posner, CEO of NewDAY USA, for a recorded $19.85 million in July 2020. That same month, they paid a recorded $43 million for a beachfront mansion at 1075 N. Ocean Blvd.

A little more than a year later, four houses were under construction or renovation in the ocean block of Atlantic Avenue, which had become one of the town’s undisputed real estate hot spots.

The neighborhood is less than a mile away from shopping and dining venues in the Royal Poinciana Way commercial district.

The addition of 240 N. Ocean Blvd. to the Palm Beach Board of Realtors MLS brings to nine the number of Palm Beach houses listed for sale at $30 million or more. In all, 54 single-family homes and townhouses are listed in Palm Beach, a search Thursday of the MLS showed.
