Collierville could get more homes, hotels and retail spots in the coming years with The Parke at Houston Levee development.

"Presenting our western most gateway into Collierville, this limited access intersection has the potential to both set the tone for first impressions of our town as well as leverage the location to generate a substantial tax base for the town," developers Township Development Services said in a letter to Assistant Town Planner Nancy Boatwright.

The Collierville Planning Commission endorsed the outline plan Jan. 6 after a three-hour meeting discussing density, traffic and buildings.

Now the plan will move to the board of mayor and aldermen on Feb. 28, and they could amend the outline further, Boatwright said.

"Right now it's just the outline plan that's been approved but there are lots of steps to go through," she said. "It's just in the very, very early stages at this point."

According to the submitted outline plan, the project will have at least two hotels, 114 single-family units, 63 multifamily/ condominium units, 120 townhouses, about seven acres and 78,000 square feet of medical and business office and about 40 acres of retail and commercial space.

Township Development Services originally submitted the outline in January 2021, but it has since revised the original plan after hearing recommendations in multiple meetings with board members and town staff.

One concern town leaders repeatedly voiced were the apartments planned for the development which the applicant later removed.

The site will also have about 53 acres of open space along with a lake.

The Parke at Houston Levee is split into nine areas: single-family neighborhood, business office district, two retail districts, two attached single-family districts, assisted senior living, condominium district and the shopping center.

The developers could not be reached for comment on the project.
