Parking stymies development of two apartment buildings in Menomonee Falls

The Menomonee Falls Village Board and Plan Commission, in two separate meetings, have rejected proposals by two developers for apartment buildings in the village.

On June 7, plan commissioners unanimously rejected a proposal by Peyton Group LLC to build a 110-unit apartment building at N87 W14614 Fond du Lac Ave., objecting to the size of the building and number of units, as well as concerns over traffic and parking. Ten residents spoke against the proposal at the meeting.

the Village Board unanimously rejected a proposal for a new apartment building near Pop's Frozen Custard. The proposal, by Appleton Apartments LLC, called for 16 one-bedroom units and six two-bedroom units at N86 W16351 Appleton Ave., next door to an existing apartment building owned by the same company.

In rejecting the plan, trustees cited concerns about the lack of parking for the number of units in the apartment.

The company has been submitting proposals with a similar concept since 2018.

In 2018, the company proposed an apartment building attached to the existing building. But when village officials asked for more green space, parking and setbacks, Appleton Apartments withdrew its proposal.

A year ago, it returned to the plan commission with a proposal for 22 two-bedroom apartments and two one-bedroom apartments. Although village officials had concerns about not having enough parking space for the new building, commissioners unanimously recommended approval of the proposal last month.

Village manager Mark Fitzgerald said if the two housing developers want to try to get plans approved, they would need to submit different proposals and start the process over again.
