Plan to add 3 stories, 53 units to Table Talk Pies office building gets Planning Board OK

WORCESTER — A plan submitted by a Boston-based developer to layer the former landmark Table Talk Pies headquarters at 135 Green St. with three more floors was approved by the Planning Board Wednesday.

Anthony Rossi, owner of Rossi Development, bought the building in April for $734,000. He plans to add living space to the existing two-floor building without expanding its 11,271-square-foot footprint.

Rossi's plans would quadruple the living space to 45,084 square feet and include 53 apartments: 51 single-bedroom units and two with two bedrooms. Three units would meet Americans with Disabilities Act accessibility standards.

All of the apartments will be designated market-rate units.

The developer is also looking to buy at least 40 parking spaces from nearby garages.

The building is just part of the 3.91-acre property where Table Talk Pies did business for 100 years before moving to Gardner Street.

Boston Capital's blueprint

The entire property was sold to Boston Capital for $4.55 million in January 2022. Boston Capital flattened the rest of the property, leaving just the former headquarters building. Work has been underway on the land behind that building to build a seven-floor apartment complex has been taking shape with 83 units of housing for residents who make 60% of the area median income or below.

At the Planning Board hearing, Rossi said he took suggestions from the city to help preserve the exterior of the current two stories at the site.

During public comment, Alex Guardiola, vice president of government affairs and public policy for the Worcester Regional Chamber of Commerce, praised Rossi as a developer.

"This is the type of developer we're looking for in the city of Worcester," Guardiola said. "Someone who's actually forward-thinking, understanding the needs of a district, the needs of a community, the needs of a neighborhood."
