Project with nearly 300 apartments, plus restaurants, bound for booming Kyle

More new development is coming to Kyle, a suburb south of Austin that's booming amid strong population and job growth in Central Texas.

Kalterra Capital Partners said it has broken ground on a 263-unit luxury apartment project called the Verge, located at the southwest corner of Interstate 35 and Kohler’s Crossing in Kyle.

Leasing for the apartment units is due to begin in February.

Dallas-based Kalterra has assembled a lineup of five well-known restaurant brands as part of the overall development, company officials said. The restaurants are Mighty Fine Burgers; Rudy’s Country Store and Bar-B-Q; Tony C’s; Zaxby’s; and Rosa’s Café & Tortilla Factory.

Construction on the restaurants, which will be built next to the apartment complex, is expected to begin within the next six months, according to Kalterra.

Kalterra is private real estate firm that specializes in developing upscale multifamily and mixed-use projects in Texas. The company didn't release a cost for the Kyle project, saying it doesn't divulge financial information.

The project is part of an ongoing surge of development in Kyle and Hays County overall. Hays is the fastest-growing county in Texas — and, among counties with 100,000 or more people, the fastest-growing in the nation, according to the U.S. Census Bureau.

The Verge is being built on 15.5 acres that the city rezoned for multifamily and commercial uses. The project is next to the Dry Creek Development (formerly known as Kyle Town Center), which includes the EVO entertainment center, a Home Depot, a Starbucks and other retail.

In a news release, Kalterra officials said the Verge "will benefit from the region’s exploding population with direct access to jobs, shopping, and entertainment venues in Austin and San Antonio."

“We deliberately chose Kyle for this project because it’s at the heart of one of the fastest-growing corridors in the nation,” Clint Nolen, Kalterra's managing partner, said in an email.

Kalterra bought the property in 2020. Obtaining zoning for high-density residential and commercial uses "was a huge victory for the growing community, giving us the green light to begin construction on the Verge,” Nolen said.

He said the Verge should be completed by the third quarter next year.

The apartment complex will have a large interior courtyard with a resort-style pool, outdoor grilling stations, a pickleball court, lounge areas and green spaces.

Amenities also will include a fitness center, business center, a "dog spa" and game rooms. Units will have quartz countertops, stainless steel appliances, nine-foot ceilings and balconies, Kalterra's release said.

In 2018, Kalterra built the McCarty Commons apartment complex in San Marcos. In the coming weeks, the company said it will be announcing plans for another apartment community in San Marcos. Additionally, Kalterra is working on a project in New Braunfels that is expected to break ground in the spring of 2023.

Kalterra's Verge will add to the boom in Kyle and Hays County, where new development of all kinds — including residential, retail, commercial and industrial growth — is taking place.

Projects include the Brick and Mortar District, a 138-acre mixed-use project underway in Kyle. Located west of Interstate 35 off Kohlers Crossing and FM 1626, the district is part of the existing Plum Creek development. The Brick and Mortar District is slated for 2,500 homes and hundreds of apartments, along with shops, offices, parkland and trails.

Another development — called Anthem Texas — is a 422-acre subdivision in Kyle that is slated to have about 1,500 single-family homes once completed.

In addition, a big projected named Prairie Lakes is planned for about 1,000 acres, most of which are within the city of Kyle's extraterritorial jurisdiction.

The development, located on FM 2001 about three miles east of Interstate 35, is expected to have about 2,200 single-family homes, plus apartments, duplexes, houses for rent and commercial space. The first homes are scheduled to be completed in the summer of 2023. The developer — Continental Homes of Texas — is a subsidiary of Arlington-based D.R. Horton, the nation's largest homebuilder.

In neighboring Caldwell County,  Dallas-based RREAF Communities plans to build a master-planned community on 3,173 acres near Texas 130 and Texas 80.

RREAF's project calls for a variety of housing types, including thousands of single-family houses, build-to-rent homes and townhomes. Shops, restaurants, hotels, office and other development also are planned.

Executives with RREAF and local economic development officials say the project will help provide housing for the area's rapidly growing job base.

"The Austin market and its surrounding areas are experiencing explosive growth, as people chase affordability and the business friendly climate the region provides," Shannon Livingston, president of RREAF Communities, said in a recent email. "This unprecedented growth is not showing any signs of slowing and demand continues to outpace supply.”

Managing growth in Kyle, Texas

Diana Blank-Torres, the city of Kyle's director of economic development, said the town "continues to grow at a truly unprecedented rate," with an annual growth rate of 16.4% over the past 20 years.

She said city leaders have worked to plan for and manage the area's boom, with "continued significant investment in infrastructure and community amenities."

"Each project that comes to the city of Kyle has an expectation to create something better than the one before, raising that bar incrementally as we move forward," Blank-Torres said in an email. "The city of Kyle has been extremely successful in recruiting tremendous commercial and job growth as well."

She said the city has worked with the real estate community "to bring and successfully fill over 2 million square feet of manufacturing space during and coming out of the pandemic, with more much needed space currently under construction."

In addition, Kyle has emerged as the medical hub for Hays County and south Austin, "with well over 2 million square feet in medical facilities, creating thousands of medical jobs in the community," Blank-Torres said.

"The focus for our future is attracting and retaining growth that is high-quality, long-term, sustainable and in line with our community's needs and priorities," she said.
