Prominent Queensgate site finally developing + New food truck park + Dairy natural gas plant

New homes and townhomes are coming to one of the most prominent sites in south Richland.

The Terraces at Queensgate South is planned for a 21-acre site overlooking the intersection where Queensgate Drive terminates at Keene Road. The property drew widespread attention when it was listed for sale in 2019.

The first phase of development will feature 19 single-family homes and 98 townhomes — a compromise negotiated between the developers and neighboring property owners in the Country Ridge subdivision.

The Richland City Council gave preliminary approval for a planned unit development on April 18. The council’s move followed a January hearing before a hearing examiner, who recommended approval.

The single-family lots will border Country Ridge, a residential neighborhood to the west. The lots will be nearly 16,000 square feet each. The city council will give final approval at a future meeting..

Terraces at Queensgate South is planned by Aqtera Engineering for Columbia Valley Property Holdings LLC. Columbia Valley, based in Redmond, purchased the site in 2021.

The property extends south from Keene Drive to Shockley Road. To support development, Queensgate Drive will be extended along the eastern boundary, in keeping with Richland’s transportation plan.

The homes will flank Lambert Drive and the townhomes will flank Chelan Drive. The area west of the future Queensgate is targeted for commercial development in phases.

At that time, a roundabout will be built at Lambert and Queensgate, south of Keene.

Bush Development is developing a small food truck park at North Edison and West Okanogan Place, near Kamiakin High School in Kennewick.

Circle K tanks

Circle K gas pumps, 4201 W. 27th Ave., Kennewick, are closed while the underground storage tanks and above-ground dispensing system is replaced.

The convenience store remains open during the project.

The station is owned by Circle K Stores of Phoenix, Ariz.

TLM Petro Labor Force of Compton, Calif., is the underground contractor for the project. Work will take up to 12 weeks.

Dairy natural gas facility

AQUA Engineering is applying to develop a plant that will process manure from a Franklin County dairy into natural gas, which will be scrubbed and upgraded into pipeline grade methane.

The site, 1580 Kruse Road in unincorporated Franklin County, will be 10 to 15 acres, according to documents submitted for review under Washington state review.

Franklin County has determined the project will not significantly affect the environment.

A project description says it will significantly lessen the existing impact of the dairy’s manure handling operations and will cut methane emissions.

Mini storage and warehouses

Nor Am Investments has begun construction of new storage and warehouses at Storehouse Avenue, off Dallas Road in Richland’s Badger Mountain South neighborhood.

The project, which is visible from nearby Interstate 82, will have 10 buildings of varying sizes and is valued at more than $3 million.

SMI Group XVII Mini Storage is proposing a mini storage facility at 785 Hanford Street, in Richland.

The number of units was not available, but the project will include an eight-foot perimeter block wall, according to a records filed under the Washington State Environmental Protection Act or SEPA.

Kennewick has authorized construction of a warehouse and office building called the Silverline Storage Building, at 4209 W. Clearwater Ave. The project is valued at nearly $1 million.

Brad Tapani of Peak Contractors Inc. is building the 11,600-square-foot structure on behalf of Halle LLC of Pasco.
