What properties paid the most in Braintree taxes in 2022? Here's a list

BRAINTREE − The owners of retail, residential and office space in Braintree were the town's top property taxpayers last year.

The town levied $105.3 million in property taxes overall in fiscal 2022, with more than half of that in residential taxes. Commercial property taxes were levied at $29.2 million, with industrial coming in at $5.8 million and personal property at $2.6 million.

The town charges $9.95 per $1,000 of taxable value for residential properties, and $21.63 per $1,000 of taxable value for commercial and industrial properties, which is how the amounts below were calculated.

Shopping, living and working spots weren’t the only properties that made the cut. There was also a school and a rehabilitation hospital.

1. South Shore Plaza, $7,220,871

First on the list of top taxpayers of Braintree is none other than South Shore Plaza.

Built in 1961, the mall at 250 Granite St. has been owned by Simon Property Group since 1998. Simon also owns 11 other malls in Massachusetts, including the Wrentham Village Premium Outlets, The Shops at Chestnut Hill and the Cape Cod Mall.

The Braintree property has 111 acres in all and the mall is anchored by Macy’s, Sears and Nordstrom.

An apartment complex was proposed for part of the property, but the developer withdrew the plans after public outcry.

2. Braintree Hill Office Park, $1,948,022

This office park is a collection of four buildings on Braintree Hill Park and one on Rockdale Street.

It’s owned by The Flatley Co., a Braintree-based real estate company founded in 1959 by Thomas J. Flatley. The company also owns the Schrafft Center in Charlestown and buildings at Crown Colony Park in Quincy.

Braintree Hill Office Park is on a 40-acre campus and the buildings were constructed mostly in the 1980s.

3. Lenox Farms Apartments, $1,879,619

Just south of Pond Meadow Park, this luxury apartment complex at 550 Liberty St. was built in 2007.

It’s owned by Colorado-based UDR, which has also gone by the names United Dominion Realty Trust and United Dominion Residential Communities. The company is a multifamily real estate investment trust with properties across the country. It also owns Ridge at Blue Hills in Braintree (which came in at No. 5 on this list) and the Lodge at Foxborough.

4. Liberty Park Apartments, $1,019,606

The apartments, at 1 Matthew Lane, were built in 2000 and sit right across Smelt Brook from Lenox Farms Apartments.

The complex is owned by Equity Residential, which is based in Chicago. The company started as two University of Michigan students who managed student housing. They own 25 properties in Massachusetts, including Lincoln Heights, Rosecliff Apartments and Quarry Hills Apartments, all in Quincy.

5. Ridge at Blue Hills, $854,221

The Ridge at Blue Hills is also owned by UDR, like Lenox Farms Apartments. It was built in 2006 and is at 800 West St., just east of the Blue Hills Reservation. The complex offers one- and two-bedroom apartments.

6. Encompass Health Rehabilitation Hospital of Braintree, $604,485

Encompass Health provides rehabilitation programs for people with brain injury, stroke, amputation, cardiac conditions, cancer and more.

The building at 250 Pond St. was constructed in 1975 and is owned by Encompass Health Corp., a national rehabilitation provider based in Birmingham, Alabama.

Encompass has eight locations in Massachusetts, including a separate Braintree location that also provides pediatric outpatient care.

7. 175 Campanelli Drive, $588,407

The building at 175 Campanelli Drive and the adjacent land that stores semi trailers at 185 Campanelli Drive are listed under Equity Industrial Partners ownership, putting the company at No. 7 on the town’s top taxpayer list.

The building was constructed in 1968 and boasts 465,000 square feet of office, industrial, warehouse and distribution space. These addresses are part of an industrial park off Granite Street.

Equity Industrial Partners, based in Needham, has properties across the country. The company also owns the building at 101 Campanelli Drive and two properties in Randolph.

8. Messina Commercial Properties, $578,092

The Messina name is ingrained in the town of Braintree. Seemingly everywhere you turn, the real estate investment, development and management company founded in the late 1950s by Francis X. Messina is on shopping plaza signs, a street and the building at 400 Franklin St., where its headquarters are.

The Messina name was also a constant throughout Braintree’s list of top taxpayers of 2022, but the 18 properties grouped under the limited liability company Messina Commercial Properties collectively came before the rest.

9. Tedeschi Plaza, $576,357

Tedeschi Plaza on Grove Street was built in 1967. In late 2021, it was purchased by The Sterling Organization, a private equity real estate investment firm based in West Palm Beach, Florida, that owns shopping plazas across the country.

This shopping center has Stop & Shop, Crunch Fitness, UPS, Dunkin', Town Fair Tire, The Paper Store, Sherwin Williams and Citizens Bank.

10. CATS Academy Boston, $562,116

Cambridge Arts, Technology & Science Academy in Boston, a co-educational day and boarding school for grades 8 through 12, is part of CATS Global Schools and is a wholly owned subsidiary of Bright Scholar (UK) Holdings Ltd., based in Cambridge, England.

The property is owned by a limited liability company linked to GFI Partners, a commercial real estate development company in Boston.

The property was built in 1920 originally as a state respiratory hospital and later abandoned. GFI bought it in late 2013 and turned it into 275,000 square feet of academic space on 20 acres of land.
