A 96-unit development on a 7.2-acre land is proposed on Southwest Old Clifton Road in South Kitsap, which would add another substantial residential development near the growing area near the McCormick Woods residential neighborhoods.

The multifamily project, called Diaz Meadow Apartment, is planned to include four apartment buildings of 24 units each, a leasing office building, a parking lot, two dog parks, storm drainage, utilities, and landscaping, according to documents from the city of Port Orchard.

The project is located at 1375, 1385, 1391, 1395, 1405 and 1415 Southwest Old Clifton Road, between the intersections of Old Clifton Road and Lieseke Lane and Old Clifton Road and Southwest Chawla Court.

The project's proponent is Mike Diaz, according to the city. Diaz is a realtor at Windermere Real Estate based in Gig Harbor, according to the company's website.

The city of Port Orchard determined that the Diaz Meadow project may have an adverse impact on the environment, and mitigating conditions have been requested to offset the impacts, according to city documents.

"Along the project frontage, the applicant shall construct a paved and continuous multi-use trail, separated from vehicle traffic along SW Old Clifton Road with a landscaped buffer of trees as identified in the City of Port OrchardComprehensive Plan Transportation Chapter," according to a planning document published in August.

The developer, Diaz Meadows, LLC, applied for a development agreement about the project in August. A public hearing for the project is scheduled for 6:30 p.m. on Tuesday at Port Orchard City Hall and online via Zoom. The public comment period is open until 4 p.m. that day. The city council will decide whether to approve an ordinance to authorize the mayor to execute the agreement after the hearing, according to the city council meeting agenda for Oct. 10.

The landscape plan of the Diaz Meadow Project is listed in the Port Orchard city council meeting's agenda packet for Oct. 10.

The project is near the McCormick Woods neighborhoods, where over 1,500 houses are planned to be built in the next 10 to 15 years, as well as a planned commercial area that will welcome some retail businesses to serve those living nearby.
