Proposed Pemberton Township project includes 5 commercial buildings over 23 acres

PEMBERTON TWP. – A redevelopment project, which proposes five commercial buildings or small warehouses on 23.5 acres, could soon be on its way to Pemberton Township.

The application by Pemberton-2 LLC would subdivide the property into five lots, each with a one-story building, at 316 Birmingham Road and 200 South Pemberton Road.

The buildings would range from 20,460 to 34,245 square feet, for a total of about 150,000 square feet.

Each building would include about 3,000 square feet of office space, while the number of truck docking spaces would range from six to nine.

The area is subject to the General Commercial/Light Industrial District zoning ordinance.

The project is opposed by farmers "and a few dozen residents whose homes are in close proximity to the proposed development," Daniel Hornickel, the township administrator, said in an email.

“I presume the applicant intends to rent the buildings as small warehouses but the zoning permits general commercial and light industrial uses," he said.

"The application is pending before the Pemberton Township planning board for final site plan approval and from what I understand, they are nearly finished presenting their plans and testimony...to enable the members to vote on the application."

The public hearing is Sept. 25 at 7 p.m., at the municipal building, 500 Pemberton-Browns Mills Road.
