Record-breaking home sale: Ponte Vedra Beach home nets year's top sale at over $10 million

A Ponte Vedra Beach house recently topped the list of most expensive single-family house sales of the year in St. Johns County.

Jay and Paula McGarvey sold their five-bedroom house at 81 Ponte Vedra Blvd. on Dec. 15 for $10,005,000, according to information from the St. Johns County Property Appraiser's office. The buyer is Brad Weaver, whose mailing address is listed in Seattle.

Even in Ponte Vedra Beach, that's a hefty price, said Victor Raymos, CEO of the St. Augustine and St. Johns County Board of Realtors. Higher-end properties in the county typically sell between $1 million and $3 million, he said.

"To have one at 10 million is a very unusual price" Raymos said.

Jay McGarvey is the founder of McGarvey Residential Communities, which developed, among other neighborhoods, Seaside in Ponte Vedra Beach and Sea Colony, Anastasia Dunes and SeaGrove in St. Augustine Beach, according to the business website.

The house at 81 Ponte Vedra Blvd. is on less than an acre of oceanfront. Built in 1979, it has five bedrooms, five bathrooms and two half-baths, according to Douglas Elliman Real Estate, which represented the seller.

The house is minutes away from the Ponte Vedra Inn & Club, according to the listing. It has "a Palm Beach/Spanish influenced design" and "a grand entry with 2-story ceilings in most shared rooms, spacious oceanfront pool, stone deck, large yard, and covered lanai with gas fireplace."

"Impressive craftsmanship is featured throughout the home: Beamed and coffered ceilings, custom Cypress paneling and detailed finishes," according to the listing. "The eat-in kitchen has custom cabinetry, built-in coffee bar, buffet and large center island. Enjoy views from the first floor oceanfront owner's suite. Find four bedrooms plus a flex room on the second floor."

As for the high price, Kim Martin-Fisher, one of the listing agents, said there are few places in the country like it. The property has both an ocean view and close access to the Ponte Vedra Inn and Club and its Ocean Course golfing.

The county has seen other major home sales this month.

A house in St. Augustine topped the list for most expensive single-family home transfers recorded in St. Johns County from Dec. 6-10.

The seven-bedroom, 7,927-square-foot home at 125 Marine St. sold for $3.35 million on Dec. 8. The house, sold through Karen Zander with 97 Park Local & International Real Estate, was on the market for 209 days; it last sold for $1 million in November 2010.
