Welcome to The Dirt! I’m real estate reporter Kimberly Miller with the latest developments in the sizzling market.

Stop me if you've heard this one before. A mega developer comes to West Palm Beach, and, voilà, plans for a new ultra-luxury waterfront condominium appear out of nowhere.

The most recent announcement is Related Cos. 140-unit Shorecrest. Lead business reporter Alexandra Clough broke this story way back in 2022 but everyone was all hush-hush about it and as recently as September city commissioners were told there was "no project" afoot. Right. OK. Gotcha.

Back here in the world the rest of us live in, it's been a housing development lollapalooza with plans for new homes springing forth like New Year's resolutions. Mattamy Homes won a legal battle to build the closed Forest Oaks Golf Club, and PulteGroup bought up 43 acres of former farmland for new homes.

We also have a new steak restaurant on Dixie Highway in the building where The Palm Beach Post used to print the newspapers. Print still makes the money, we just hire out the printing these days. And, yes, to clear up any confusion, we're still in the building at 2751 S. Dixie Highway. 😉

But I digress. The Village of Wellington is putting out the unwelcome sign for short-term rentals with a $600 special-use permit for homeowners looking to make a buck on Airbnb. Village officials say they don't hate short-term rentals, no, really, they're just fine, but, there have to be some rules.

No, there's no 26-story condo planned, not at all, why do you ask?

Related Cos. is tripling down on its investment in West Palm Beach with its latest residential proposal, Shorecrest. As far as luxury condos go, units are cheap, starting at the fire-sale price of $1.5 million. 😂

It will be built on top of a new Temple Israel, which just so happened to seek a variance recently to go to 306 feet-high. Why does the oldest Jewish organization in Palm Beach County need to go to 306 feet? Hmm ... now you know.

If waterfront homes in West Palm Beach start selling for $39.5 million, do we need to start calling the Lake Worth Lagoon the Intracoastal Waterway because it sounds fancier?

Anyhoo, two newly built homes went on the market for $39 million-plus in December, which are blockbuster prices for little ol' West Palm. I mean, there's glam, and then there's 3030 Washington Road, which debuted during a Great Gatsby-themed party with stilt walkers and acrobats. Million Dollar Listing New York star Ryan Serhant is co-listing the house.

I swear, make one little clerical error and a 450-home community springs up

Forest Oaks Golf Club was supposed to be restricted to recreational uses, but somewhere along the way someone forgot to file a 1970s-era document that made it all official. Oops!

A judge said that the clerical mishap was enough to rule in favor of Mattamy Homes, which plans to build 450 houses on the former course east of Florida's Turnpike on Lake Worth Road. Lesson learned. If you do the homework, turn in the homework.

New Greyhawk community to be built on former farmland

PulteGroup bought 43 acres of farmland in December 2023 to build 131 single-family homes west of Lake Worth Beach. The new development will be called Greyhawk Landing and the homes will start around $700,000.

The PulteGroup and its affiliates have been busy buying up a hodgepodge of land throughout Palm Beach County for new developments. A recent purchase of 43 acres will soon be a development of 131 single-family homes called Greyhawk.

I like the name. I don't know if there are any actual grey hawks on the land, but it reminded me of that 1982 movie "Firefox" where Clint Eastwood flies a plane and is a big hero, or is it the one where Clint Eastwood rides a horse and is a big hero, or drives a Gran Torino and is a ... you get the picture.
