New rendering drops for 500-unit apartment tower coming to former Joe Louis Arena site

A new rendering for the 25-story, 500-unit apartment tower under construction at the site of former Joe Louis Arena in downtown Detroit has emerged.

The rendering, which depicts the tower as a large glass cube next to trees, lawn and the Detroit People Mover, recently posted on the website 600associates.com.

600 Associates is the name of the limited liability corporation that the project's developer, Detroit-based Sterling Group, has given to the high-profile development.

The Sterling Group has shared scant details about the tower, even though construction has been underway since early this year.

A contractor recently told city officials that the tower could be finished as early as spring 2024.

Sterling Group acquired the 5-acre riverfront site from one of Detroit's 2013-14 bankruptcy creditors in late 2019 through a complex $14.1 million deal with the city.

The creditor, New York-based bond insurer Financial Guaranty Insurance Corp., took future development and ownership rights to the arena site when accepting roughly 13 cents on the dollar for its $1.1-billion bankruptcy claim.

Joe Louis Arena closed in 2017 and was fully demolished in 2020.

As of last week, the apartment tower project had been in violation of a city code requirement to prominently display a development notice sign at the site with sketches and details of what is being built, including expected year of completion.

The Sterling Group did not immediately respond to an inquiry Monday about the project. The Free Press also reached out to the city for any project details.

Curiously, the new rendering depicts the People Mover as having long metallic cars like those of an elevated train or aboveground subway.
