Retail, office space planned for large Leland community

Plans to bring more commercial space to one of Leland’s largest residential communities are under review by town officials.

According to site plans submitted to the town of Leland, Norris and Tunstall Engineering, a civil engineering and design firm based in Wilmington and Brunswick County, looks to construct an 8,400-square-foot building on a .94-acre site nearby the entrance of the Magnolia Greens Golf Plantation community.

The parcel sits at the intersection of Grandiflora Drive and Magnolia Village Way in Leland. According to the submitted site plans, the developer has proposed a retail building and a paved parking lot to consist of 42 parking spaces. Bicycle parking will also be required on the site, in accordance with town ordinances.

The site plans also indicate a drive thru will surround the proposed building.

While it is unclear at this time what business, or businesses, the building may hold, a sign currently on the property indicates the proposed building will consist of both office and retail suites.

The Magnolia Greens Golf Plantation residential community features homes, townhomes, condos and a 27-hole public golf course with a driving range nestled off busy U.S. 17 in Leland.

The parcel is currently zoned as a planned unit development district. Two dentistry offices sit nearby the currently empty parcel, as well as PT’s Olde Fashioned Grille and the Leland Cultural Arts Center. Grandiflora Drive connects to U.S. 17.

According to the submitted site plans, there are no wetlands on the site.

The site plan is currently under review by the town’s technical review committee.
