Rock Hill area’s million-dollar land sales: data center company, schools and ... a 7-Eleven?

A Kansas data center company bought hundreds of acres on York County.

The biggest Rock Hill region property sales in July include a land sale for a new school in Indian Land, a data center site in Lake Wylie, Fort Mill homes and restaurants.

County land records show several large transactions spread across York and Lancaster counties. They vary considerably, and include many individual home sales.

Here’s a look at the most recent, big purchases:

Companies affiliated with Kansas-based QTS Data Centers bought more than $11 million worth of Lake Wylie property.

Three Hands Mill Highway properties in Lake Wylie sold July 10 for almost $7 million. Those sites are west of Hands Mill and north of Paraham Road, with most of the acreage at 2107 Hands Mill Highway. The sites combine for 232 acres.

Immediately south of those sites, York County on July 11 sold 130 acres at 5805 Campbell Road, just west of Allison Creek Presbyterian Church, for more than $4.3 million.

County records show party of the same property being sold to Project Cobra, an economic development proposal working its way through county approvals now. But county officials haven’t yet identified the company involved in what could be a billion-dollar project by name.

The 7 Eleven at 240 Carowinds Boulevard in Fort Mill sold July 10 for more than $5.7 million. A Michigan company bought the 3,300-square-foot gas station built in 1997. The site is almost 2 acres at the corner of Carowinds Boulevard and an I-77 off ramp, just southeast of the Carowinds theme park.

Lennar Carolinas out of Charlotte acquired more than 40 Fort Mill home sites from an affiliated company in what’s listed as a $5.6 million transaction. The sites are part of the Elizabeth neighborhood off Fort Mill Parkway. The latest phase of new homes includes sites on Virginia Trail Court, Monument Point Circle, Runner Stone Lane, Hillside Roll Road, Turkey Roost Road and Lookout Shoals Drive.

Fort Mill developer asks that new home buyers pay more of the infrastructure costs

A Detroit company bought Lancaster Manor in Lancaster. The more than 50,000-square-foot apartment property is between Chesterfield, South Market Street and South Main Street. The property sold for almost $4.6 million on July 20.

A more than 10,000-square-foot home on Lake Wylie sold July 25 for almost $3.7 million. The 2005 construction sits at an end of River Oaks Road, along the main channel of the lake.

Two Waxhaw companies are the new listed owners of more than 7 acres and 45,000 square feet of space in Indian Land. Industrial property at 1662 MacMillan Park Drive, the Kennametal site, sold July 20 for almost $3.3 million.

The Lancaster County School District bought multiple properties in Indian Land. About 22 acres at 10695 Harrisburg Road sold July 31 for more than $3 million. The property includes a small home built more than 100 years ago and surrounds about 4 more acres bought July 31 for $750,000. It’s immediately south of more than 11 acres the district bought July 31 for more than $2.1 million. That site reaches all the way up to Barberville Road. All those district properties are well north of Harrisburg Elementary School.

More than 3,700 square feet of commercial space at 249 Harwich St. in Rock Hill sold July 14 for $2.5 million. Belton of Charlotte, out of Waxhaw, bought the Freddy’s Frozen Custard & Steakburgers restaurant site just off Cherry Road.

Mint Hill Capital bought two properties at 528 S. Cherry Road in Rock Hill on July 25 for more than $1.9 million. One includes a more than 18,000-square-foot industrial building beside Pathways Community Center.

A more than 3,200-square-foot Bessbrook Road home in Fort Mill sold July 19 for more than $1.8 million.

The Pit Stop Grill property in Lake Wylie has a new owner. A Paw Creek, North Carolina company named Skillet bought three Lake Wylie properties. The July 19 sale at almost $1.4 million is off Charlotte Highway, south of Crowders Creek. The site is just north of the old Five Points intersection. The 2,500-square-foot gas station and grill that dates back to 1957. Another piece is a 3,000-square-foot mini-warehouse at 5819 Fairview St. There’s also a small residential piece at 5810 Charlotte Highway.

The Rock Hill Industrial site at 5025 Old York Road in Rock Hill sold July 24 for almost $1.4 million. The more than 4-acre property is straight across from Hampton Ridge Road. Mark Mayfield bought the property that includes a 15,000-square-foot distribution warehouse.

An almost 4,200-square-foot home on Marlette Drive in Lake Wylie sold July 3 for almost $1.3 million.

A 5,500-square-foot Rivergrass Lane home in Lake Wylie sold July 26 for $1.2 million.

An almost 2,000-square-foot home on 55 acres sold July 28 for $1.2 million. A Minnesota company, Tamarack Land McFarland LLC, bought the York property south of Liberty Street and east of South Pacific Avenue.

An almost 5,200-square-foot Swift Creek Cove home in Lake Wylie sold July 11 for almost $1.2 million.

An almost 4,700-square-foot Bee Balm Trail home in Fort Mill sold July 25 for almost $1.2 million.

A nearly 4,200-square-foot Crofton Drive home in Fort Mill sold July 14 for $1.1 million.

Dynamic Rock Hill Investments out of Los Angeles bought the oil change spot at 2688 Cherry Road on July 3 for $1.1 million. The property touches both Cherry and Cel-River roads, but doesn’t include the Exxon station at the corner.

A 2,800-square-foot Paraham Road on 7 acres in Lake Wylie sold July 20 for almost $1.1 million.

Nine residential properties on Cedarvale Road and Montgomery Drive in Rock Hill sold July 11 for more than $1 million. Charlotte Investments, based in Ayrsley, bought the mobile home sites in the Newport area.

Three commercial properties, at 1,400 square feet each, sold July 14 for more than $1 million. Rudraksh out of Charleston bought the properties on Stonecrest Boulevard in Tega Cay, just south of Hubert Graham Way. The properties are part of the third phase, built this year, of Stonecrest Professional Park.
