People who commute between Charlotte and Rock Hill must make careful decisions about where they will live and how that impacts the time they’ll spend on the road going to, and from, work. Key among the decisions is finding a home.

Tiffany Johannes, Canopy Realtor Association president and broker-in-charge with RE/MAX Executive: Ballantyne, broke down today’s market for south Charlotte communities on both sides of the North Carolina and South Carolina line. Johannes looked for recent sales and contracts in the roughly $380,000 to $420,000 price point.

Some communities offer more than others. Some have new builds, others older construction. This is what a typical homebuyer can expect right now:

Fort Mill

Activity: 3 active, 7 under contract, 7 closed

Square footage: 1,700 to 2,000

Homes built: New construction

What to expect: Anniston Chase is popular right now at this price point. There are other new construction communities building or coming, like Elizabeth.

Indian Land

Activity: 5 active, 3 under contract, 1 closed

Square footage: 2,055

Homes built: early 2000s to new construction

What to expect: Options abound in the fast-growing residential area, in spots like Highland Creek, Clairmont, Sun City (age 55 plus), Legacy Park and Brookchase.

Lake Wylie

Activity: 7 active, 7 closed

Square footage: 2,800

Homes built: Mid-2000s

What to expect: Newer construction, newer look homes are similar in Lake Wylie to what other tract home communities offer in the region. The data also brings in sales from nearby Clover, where buyers might expect more acreage.

Tega Cay

Activity: 2 active, 6 under contract, 9 closed

Square footage: 1,970

Homes built: 70s to early 90s, plus new

What to expect: Windhaven and other spots offer new construction. Historic Tega Cay homes near the golf course are a wooden transitional look, or multi-level depending on slope of the land.

Rock Hill

Activity: 14 active, 11 under contract

Square footage: 2,231

Homes built: New construction

What to expect: Timberwood and Crystal Lakes offer new construction at the price point. An increasing number of developers are entering the market where larger properties, in comparison to some communities, are still an option.

Steele Creek

Activity: 31 closed, 13 under contract, 21 active

Square footage: 2,000

Homes built: 2000s and new construction

What to expect: Brightwater is a popular North Carolina community in this range, at Youngblood Road and Grand Palisades Parkway in the Palisades area near Lake Wylie. Steele Creek, Lake Wylie and Tega Cay are options for buyers who want to be near the lake.

Belmont

Activity: 2 active

Square footage: 1,551

Homes built: early 90s

What to expect: Prices have increased in Belmont, on the North Carolina shores just north of Lake Wylie and Clover, largely beyond this price point. Villages at South Fork is one newer neighborhood that may be an option.

Waxhaw, Weddington

Activity: 4 active, 9 closed, 8 under contract

Square footage: 1,684 to almost 2,000

Homes built: New construction

What to expect: Homes in this price point aren’t as big in Union County. Options include Alma Village closer to downtown Waxhaw, Millbridge that backs up to Walnut Creek in Indian Land and Fairhaven, closer to Indian Trail.
