Rock Hill could be home to new restaurants, construction company headquarters

New site plans submitted in Rock Hill show fast food restaurants and headquarters for a construction company.

Poettker Construction has submitted a major site plan to the city for its southeast corporate headquarters. The 20-acre site at 2657 Long Meadow Road, east of I-77 near Porter Road, is surrounded by industrial properties including the one slated for Austrian manufacturer STIWA US to bring its North American headquarters.

The Poettker plan involves two buildings on one lot, and two future lots at the site. Submitted plans show a more than 27,000-square-foot office building and a 10,000-square-foot storage or maintenance building. The office building would be two stories. The site also would have almost 100,000 square feet of outdoor storage.

If either or both of the future lots on site adds a construction at 20,000 square feet or more, it would have to come back to the city for its own major site plan approval.

Submitted plans show two entrances off Long Meadow and front lot parking at what’s listed as a contractor’s office. Behind that office, a drive connects to the outdoor storage and storage or maintenance building. The two future lots sit just west of the Poettker building, one behind the other off Long Meadow. Those lots are almost 4 acres each.

Another major site plan submitted for city review involves the Sharonwood project. Real estate developer Warren Norman Company affiliate Landover One started the annexation and rezoning process earlier this year on almost eight acres in the Indian Hook, Celanese Road and Sharonwood Lane areas.

Rock Hill City Council started that annexation but held off on the final vote, at the developer’s request, until the planning commission approved major site plan review. The plan would turn five home lots on Sharonwood Lane and three undeveloped lots on India Hook into commercial property.

Submitted plans show a mix of restaurant and retail space across five buildings. Two buildings, on opposite sides of the project facing India Hook, would each be restaurants with drive-thrus. Both are listed as 2,500 square feet with another 500 feet of patio space. A third, slightly larger drive-thru restaurant would be to the north along Celanese. It would be 2,900 square feet with a 400-square-foot patio.

Between the two restaurants along India Hook sits a 13,000-square-foot retail or office building with a 500-square-foot patio. Submitted plans show that building split into three spaces. Behind that largest building, farthest away from the two main highways, is a 7,400-square-foot office or retail building.
