Building in Lebanon: Hamilton Square, Immanuel Baptist, Hickory Knoll, The Goat, more

A mixed-use development plan approved in Lebanon will add 201 housing units and commercial space to the existing “Hamilton” communities off West Main Street.

Hamilton Square will be developed by Keith Bolton on about 10 acres on Gaston Park Drive. It is billed as another phase for Hamilton Springs, a 396-unit multifamily complex, and the Traditions of Hamilton Springs, which includes about 240 units for ages 55 and over.

Two buildings that would include bottom-level commercial with multifamily residential are part of the proposal. Two residential-only multifamily buildings, duplexes and townhome-style dwellings are also part of the plan.

Hickory Knoll set to expand

The Hickory Knoll neighborhood with 92 homes built in an initial phase off Hickory Ridge Drive is moving forward on an expansion to construct additional houses on 153 lots.

Final plans are expected to be submitted when infrastructure work is finished, according to Matt Shearon of Lose Design.

The preliminary plan allows for 152 additional lots that could be sought in a later construction phase.

Immanuel Baptist plans $13.5 million renovation

Immanuel Baptist Church will move forward on a $13.5 million expansion that will include a new student building and updated children and senior adult spaces.

The work will also include a remodel of the entrances, parking improvements, signage and a new building exterior. The church, in its 76th year, is located at 214 Castle Heights Avenue.

It typically draws more than 1,000 to Sunday services.

Design work is being finalized, and with construction, the project is estimated for completion in 2025. Immanuel now has about 85,000 square feet and the building project will add around 29,500 square feet and renovate about 19,500 square feet.

The church voted Aug. 13 to move forward with the project. Leadership had considered building on another property the church previously owned.

Lifestyle Communities with The Goat restaurant approved

Planning commissioners approved a plan to build 590 multifamily units that include the developer’s popular restaurant brand named The Goat.

Lifestyle Communities is requesting the mixed-use plan on Franklin Road, just south of Interstate 40 and near South Hartmann Drive.

The 6-4 approval did not include a variance request for the mixed-use development to be at least 5% commercial under roof. The planning commission approved the plan with a 10% commercial minimum requirement. The city normally requires 15% commercial for this type of development.

Country Inn & Suites by Radisson

A multi-story hotel with about 80 rooms has been proposed on just over three acres on South Hartmann Drive.

Plans are for the 16,625-square-foot hotel to be four stories, which required a variance because the maximum height for the Hartmann Overlay District is three stories.

Lochinvar to add 141 jobs with expansion

Lochinvar will invest $35 million to expand its headquarters on Maddox-Simpson Parkway, creating 141 jobs, according to the Tennessee Department of Economic & Community Development.

The expansion will enable Lochinvar to house engineering, product management and support, platform electronics and development laboratories under one roof.
