Route 1 hotel in South Brunswick eyed for multifamily housing redevelopment

SOUTH BRUNSWICK – The Township Council has adopted a redevelopment plan to convert a Route 1 hotel into multifamily housing.

The plan for the Sonesta Suites at 4225 Route 1, approved late last month, calls for a multi-family residential development not to exceed 208 units.

The site will be adaptively reused by converting the existing buildings into one and two-bedroom apartments, both affordable and market rate, according to the plan.

The plan also includes permitted accessory uses including off-street parking and loading, electric vehicle recharging stations, a community building, indoor and outdoor recreation facilities, a fitness center, a clubhouse or lounge area and a dog run.

During the summer, Stephen Bush with PEG, the developer, provided an outline of the plan to the Township Council, which includes 20% affordable housing units.

The plan began when the Township Council in July 2022 directed the Planning Board to conduct a preliminary investigation to determine whether the property met the criteria to be designated as a non-condemnation redevelopment area.
