Route 22 office building in North Plainfield sells for $1.4 million

A North Plainfield office building has sold for $1.43 million in a deal brokered by Sheldon Gross Realty Executive Vice President Jonathan Glick and Assistant Vice President Matt Leonelli.

The 12,605-square-foot facility at 1100 Route 22 East was purchased by custom optic lens manufacturer Shanghai Optics, which was represented by Coldwell Banker Realty. The building will serve as the company's headquarters.

The three-story building, which includes the offices of several professional service providers, will provide Shanghai Optics with more than enough space for its office needs, which enables the company to retain and collect rent from some previous tenants, said Leonelli.

Leonelli said the building has more than 10 tenants, among them being a driving instructor, estheticians, import/export companies, résumé services, and a radio station.

"Most of the building was occupied, but there was some vacancy on the bottom floor," Leonelli said. "We really marketed towards a guy that could use a portion of the building instead of just strictly marketing it to investors."

Leonelli said it took about a year, from beginning to end, to sell the property.

Leonelli described it as "a pretty standard small office building," with a good amount of parking,

The big draw for the buyer? "It had income, existing tenants, which was great for the new owner," Leonelli said.

Leonelli said the building was a great fit for Shanghai Optics. "The owner of the company, he's local, he lives in the area. He was looking to have a home base for the company that was close to where he lived and convenient access. The property's on [Route] 22, so you can get anywhere in the state pretty quickly.”
