3-bedroom Coach Homes from the high $400,000’s

Day to day life on an active construction site can have its challenges, but Antilles’ homeowners have developed a special set of coping mechanisms to live in harmony with their environment - and still have fun.  They came here for everything that is better about the Southwest Florida lifestyle and stayed for the value, the permanence and the community.  Last season’s Phase 1 homeowners moved in while the worst of Covid era materials shortages were still national news.  They worked it out, found common ground and along the way formed friendships around shared interests.  Their bonds continue to animate the good life in Antilles.

The Pickleball Racketeers has grown into a select group of homeowners who play daily, one medaled in his division at the Naples U.S. Open in April.  Though not the community’s largest fan club, it is certainly growing and hospitable to new and less skilled players.  A spectacular version of nighttime games was introduced to Naples at Antilles last year.  Tagged as Dazzleball by its developer, it is pickleball played in the dark using neon trimmed equipment, fittings and accessories, that explode into phosphorescent high relief neon colors when illuminated under blacklight.  It was noted in the U.S.A. Pickleball Association Magazine’s November 2021 edition and will return to its home courts at Antilles soon.

The ancient and traditional lawn game of Bocce is as sociable as it is subtly competitive.  Done right, a game can be played all day long or until cocktail hour has faded into night.  In fact, Bocce’s significance through the ages could be attributed to its reputation as one of very few team sports that can be pitched competently while holding a wineglass firmly in the other hand.  Consequently, the Bocce Jacks Club is an enthusiastic fan base that can be found at the Tiki Hut most evenings around sunset, cheering on the teams.

Antilles’ Putting Green is located between the regulation Bocce and Pickleball Courts and serves its golfing population without the fees attached to private club golf memberships, a complimentary bonus to its homeowners from JMD Development.  The Gopher Club, Go-phos for short, accepts all skill levels and generally stays out of the mid-day sun, favoring late afternoon matches played until sunset when Antilles’ wide and unobstructed views west are lit up with blazing color.  In rainy season, rainbows can be spotted like floating magic from Rookery Bay to Antilles’ own Kingfisher Lake.  The Green has become a favorite among visiting families, where skill and technique are no match youthful energy.

The Fabletes is a large and loosely affiliated fan club of regular fitness practitioners who follow regimens that can engage several of Antilles’ features in and out of the Exercise and Cardio Training Center.  Depending on the size of the group, walkers follow the golf cart path or roads around Kingfisher Lake, then hit the treadmills or recumbent bikes before swim or heated spa sessions.  All enjoy 24-hour access to the Flamingo Club Fitness Center which weight trainers in particular favor.  The Club’s adjacent Gathering Room is always open for post workout conversations and general socializing.  Overlooking the outdoor living area, it is the social center of the community, configured for dining and table games with a Fireplace Lounge and big-screen TV perfect for Game Days.

The Competitive Loungers is at the top of the list of Antilles’ fan clubs for the sheer size of its membership.  Some members are double and even triple-threat crossover competitors from other disciplines, rivaling only the Bocce Jacks in time spent perfecting their form in and around the 3,500 square foot Resort Pool and its Decks.  Whether sunbathing, pool walking/resistance training, spa soaking or reading in the shade, the Loungers are at the top their game while overlooking the Lake’s triple-tiered fountains and adjacent wetland preserve, a resource remarkable for its daily nature sightings.

Taken together, the Fan Clubs reflect the kind of engaged community of homeowners who enjoy living their good life in Antilles.  Elegant West Indies Island style architecture and well-crafted features define the community’s Coach Homes. Its timeless and contemporary dove grey exteriors are highlighted by crisp white trims and sharp charcoal Bahama shutters.  Some Phase 2 units will be available for December 2022 occupancy.

Classic Coach Homes offer 3-Bedroom floorplans in the 1,500+ square foot range with attached single-car Garages and screened-in Lanais.  All have preserve orientations.   Upper floor, Tobago Classic Coach Homes are priced from $475,000.  A designer model of the 1,537 square foot, first floor Saba is available for agent accompanied viewing and includes a new Kitchen feature.  The Saba is a showcase for Antilles’ standard features.

Larger Grand Coach Homes are also 3-Bedroom units.  They include attached 2-car Garages and screened-in Lanais.  Preserve and lake view orientations are available.  Phase 2 Montserrat units include 2,444 square feet under air and feature an additional built-in dry bar with upper cabinetry in the Kitchen and a rectangular, single basin sink in its central island. The decorator model can also be viewed daily with an agent.  Pricing starts in the low $600,000’s.

Low monthly fees have been a strong selling feature among buyers, in addition to Antilles’ long list of fine features included it its list price.  When considering a new home, please note that what makes the community’s Coach Homes desirable is also included.  No upgrades are required to get high ceilings and wide window walls, creating open, airy spaces.  Antilles’ standard finishes include substantial 8-foot, solid core interior doors, hurricane-rated windows and doors, Shaker style Kitchen cabinetry with 42-inch high uppers, tall baseboards, wide trims, sleek rocker style lighting switches, cove ceilings per plan, wide profile porcelain tile or durable luxury vinyl tile flooring and fine designer carpeting in the bedrooms.  Kohler plumbing fixtures, heavy-weight frameless glass shower enclosures and custom designed wood Closet shelving that promotes air circulation are standard in all units.   All residences include Linen Closets, Pantries, walk-in Master Closets and separate Laundry Rooms.  Quartz countertops are standard throughout, as are Kitchen island pendant fixtures and stainless steel Kitchen appliances  Recessed lighting and pre-wiring for data, voice and video are standard.  Concrete roof tiles and brick paver walk and driveways coordinate with the homes and underscore a refined and elegant community presentation.
