A fabulous Mediterranean estate — built and owned by the founders of the Papa Murphy’s pizza chain — unfolds with quiet elegance on 35 acres north of San Francisco in Sonoma County wine country.

Known as Villa Terra Rosa, the five-bedroom residence in West Petaluma, next to the Petaluma Golf & Country Club, was custom built by Terrance Collins, founder of the popular take-and-bake pizza company, and his wife Rose, who helped promote Papa Murphy’s.

The main residence, at 11 Mount Rose Lane, spans nearly 12,000 square feet. There is also a one-bedroom, one-bathroom casita on the property.

“Villa Terra Rosa is more than a property — it is a heartfelt homage to the care and dedication of its owners, Terrence and Rose Collins, the founders of Papa Murphy’s Pizza,” said listing agent Nicole Matzo of Compass in a statement to the Sacramento Bee. “This estate is a testament to their enduring love and the success story of a brand that grew from a humble venture in Petaluma into the most prominent global take-and-bake pizza chain.”

Designed for top-level entertainment, the estate comes with a temperature-controlled wine cellar, a plush home theater and billiards room. Outside, the villa offers a bocce court and a pool and spa. The buyer will have access to the fifth hole of the golf club, according to the listing. Mountain views provide a picturesque backdrop for the estate.

“Upon entering the grand gates, one is enveloped by a sense of tranquility and an invitation to experience the epitome of luxurious living,” according to the official property listing. “The estate boasts meticulously manicured grounds designed with respect for the natural environment, a serene courtyard with water features, and an olive tree grove evoking the essence of the Tuscan countryside.”

Heart of the home

The property listing calls the kitchen the “heart of the home... where culinary enthusiasts will delight in the top-of-the-line appliances, custom cabinetry, and expansive island, perfect for hosting lavish dinner parties or intimate gatherings with loved ones.“

The residence is highlighted by high ceilings with hand-painted frescoes above limestone floors imported from France.

Also, the property is divided into five separate parcels, offering the opportunity for development.

The couple built the house in 2005, according to San Francisco Business Times. Terrance died in 2021 and Rose in 2024, both at age 79. Trustees of the estate are selling the property, the Business Times reported.

“Attempting to replicate such a marvel as 11 Mount Rose would prove futile, given the scarcity of land of comparable size and in such a prime location,” co-listing agent Abe Natar of Avenue 8 added in a statement. “The meticulously crafted grounds evoke the charm of an Italian hillside village, with winding pathways adorned by bridges and water features guiding one homeward.”

Natar said the Collinses put an emphasis on family gatherings when they designed the estate.
