See Paso Robles vineyard estate for sale for $13M: ‘Bring wine country dreams to life’

A 91-acre vineyard estate in Paso Robles, California, is for sale for $13 million and comes with a 4,050-square-foot Mediterranean-style main residence and some well-connected neighbors.

The property, with more than 80 net vineyard acres, a winery and tasting room, is located off Highway 46 in the neighborhood where the award-winning Niner Winery, Booker Vineyard, Turley Wine Cellars, Saxum Vineyards and L’Aventure Winery reside.

“This neighborhood is acclaimed by the nation’s most powerful wine critics,” a representative for the property said in an email.

Jenny Heinzen of Vineyard Professional Real Estate is the listing agent.

“Water is very important in Paso Robles and can be hard to find on the west side,” Heinzen said in an email. “This property has plentiful water resources allowing for a thriving high-quality vineyard. Plus, the views from the main house and location are fantastic.”

The home (3130 Oakdale Road) built in 2003 has three bedrooms and three bathrooms. A spacious guest residence puts the total living space at 5,738 square feet with five bedrooms and four full bathrooms in all.

“High-end construction with luxe touches throughout, vaulted ceilings elevate the space,” according to the listing. “From best-in-class appliances and custom built-ins to solid wood doors and arched doorways — expect exceptional attention to detail.”

There’s a fireplace, commercial grade wine cellar and 682-square-foot garage.

The estate, which has views of rolling hills, would be “an ideal investment for buyers seeking to establish a wine brand,” according to the property listing.

The vineyard yields of an average of five to six tons per acre, with grapes selling for $2,500-$3,300 per ton, the listing states. The operation is permitted to produce 5,000 cases annually.

The Red Soles Winery tasting room spans 1,500 square feet with a sizable patio, temperature-controlled barrel storage building with finished office space, and five wells. The permit covers distilled spirits, industry events and unadvertised gatherings for up to 50 people.

“If you’re looking for a Paso Robles property that truly offers it all, you found the perfect destination to bring your wine country dreams to life,” the listing says.
