Self-storage facility in Old Bridge plans expansion
OLD BRIDGE – A self-storage facility wants to expand its footprint on Route 9 in the Parlin section of the township.
Extra Space Storage has submitted an application to the township Zoning Board of Adjustment seeking preliminary and final major site plan approval with variance relief to construct a second three-story, climate-controlled building at 1001 Route 9, according to public documents.
The property already has a three-story, approximately 102,315-square-foot self-storage facility. Extra Space wants to construct the second, approximately 72,009-square-foot building adjacent to the existing building.
The applicant is also seeking approval to retain the existing one-story storage units, which are located in the existing parking lot generally in the northeasterly portion of the property.

In addition to site plan approvals, the applicant is seeking a conditional use variance as self-storage is permitted as a conditional use in the zone.
The proposal does not meet the conditional use criteria for minimum front yard setback as 75 feet is required and 34.2 feet is proposed to the new building; minimum off-street parking as 139 spaces are required, 60 spaces are existing and 65 spaces are proposed; and maximum lot coverage as 30% is permitted, 52.14% is existing and 62.12% proposed.
Variances are also requested for maximum floor area ratio and maximum building height.
Variances and waiver relief are also requested for minimum buffer (major arterial frontage), minimum residential buffer, minimum loading size, minimum landscape area ratio and signage.
A hearing is scheduled at the 7:30 p.m. Feb. 1 Zoning Board meeting.
