Shepherd's Glen is Willoughby's newest residential community

Sep. 17—Sofia Lucaj-Seigel, alongside her husband, is now in the final phase of re-developing Shepherd's Glen, the newest residential community in Willoughby.

Located at 5049 Shepherd's Glen, just west of SOM Center Road off of Euclid Avenue, nine units have recently been built, eight of which are available for sale, as well as 39 available lots people are able to choose from, said Lucaj-Seigel, of FiDi Living/SDK Homes.

"We did sell a unit recently and we're just now fully live on the market, so we're getting a lot of traffic coming through," she said. "I think people are in the midst of thinking about selling their home and listing their home, so they're potentially planning for their future."

Potential buyers have a couple of different floor plans to choose from including the two-story floor plan, starting at $429,000, and the ranch floor plan, starting at $369,000.

"We do have a model unit available for private showings or we do have a schedule," Lucaj-Seigel said. "These townhomes are great for someone who likes to have a first-floor, primary suite."

Of the two floor plans, one is a two bedroom and two bathroom plan while the other is a three bedroom and two and a half bathroom, ranch-style plan for those who don't desire to have stairs.

"We have a two-story, but the first floor has a primary suite and laundry, so it's accessible for someone like downsizers and retirees," Lucaj-Seigel said. "We're finding there's a lot of people who are downsizing."

Additionally, the maintenance-free units include a two-car garage that's attached, 18-foot cathedral ceilings, an abundance in windows, a tankless hot water heater intended to provide more storage so the buyer doesn't run out of hot water, 9-inch wide, vinyl plank floors, quartz countertops, LED lighting and under mount kitchen lighting.

"I'd like to bring on some neighbors," Lucaj-Seigel said. "The people living there are excited to have people move in, have friendships and long-term relationships."

Not only being a developer for the last 15 years, but also a local, Lucaj-Seigel has been aware of the Shepherd's Glen property since she was a kid.

"The lady who used to own this land had a house and a farm on the development, and was known as the 'Sheep Lady,' " Lucaj-Seigel recalled. "I think her sister acquired the property and then she had sold the property I believe to the city. Then the city had sold it to another developer."

After the market crashed on the last developer in 2002, it wasn't until between 2011 and 2012 that Lucaj-Seigel purchased the property, alongside her husband, a 35-year developer, from the bank.

"I brought it to his attention and he thought it was something we can work on together," she said. "Some of the units were built and 16 of them were just built, but there was no interiors finished on them. Since then, we have finished the 16 and sold them, and then we were sitting on 48 lots, but they were zoned for condominiums."

The lots have since been rezoned and re-platted into fee-simple town homes.

"You can get conventional financing on these just as you would a single-family house," Lucaj-Seigel said. "The buyer owns not only the interior space, but the exterior space and the land, so there's more value there for the buyer and easier to get financing."

Lucaj-Seigel said she's excited to be a part of a thriving city by offering a quaint, maintenance-free living area.

"There's constantly new restaurants and new energy being put into it," she said. "I don't think there's anything new in Willoughby maintenance-free, so it's nice to be able to offer that."
