Get a sneak peek of new apartments at site of former Quincy Medical that will open soon

QUINCY – Real estate developer FoxRock Properties announced that a new building at Ashlar Park, site of the former Quincy Medical Center, will begin pre-leasing early next year. The Woodlands building will include 145 apartments and be move-in ready in February, according to a press release

Woodlands will be the third of four planned residential buildings on the 15-acre campus. The 65-unit Harbor building opened in August, followed by the 132-unit Skyline building in September. The hospital's old administration building, repurposed as the development's "main amenities hub," also opened in August, according to the press release.

According to a FoxRock spokesperson, rent for studio apartments will start at $2,125. A one-bedroom will start at $2,350 and a one-bedroom with den will start at $2,850. Two-bedroom apartments start at $3,210.

The building, which takes its name from the surrounding forestry and nearby Glendale Park, will feature a rooftop lounge with views of the skyline and waterfront. Its lobby offers workspace, and the building is one of two on campus with an attached garage and dog wash stations, according to the press release.

“The unique features and amenities that the Woodlands building has to offer are spectacular,” said general manager Jamie Thompson. “Our current residents are excited about the rooftop lounge, and our future residents look forward to the stunning views and distinctive floor plans.”

The project's fourth and final residential building, the 123-unit Quarry building, is expected to open in April 2024, the press release says. When completed, the complex will hold 465 apartments in total.

FoxRock Properties involved in multiple downtown projects

FoxRock Properties was cofounded by Jason Ward and billionaire owner of Granite Telecommunications Rob Hale. The company bought Quincy Medical Center from Steward Health in 2016 for $12 million.

Ashlar Park was approved in December 2019 over organized opposition from local residents and several elected officials. Demolition began in March 2021.

FoxRock is active in three other projects in Quincy. Its Center and Stone development restored and repurposed the historic Masonic Temple at 1170 Hancock St., which was gutted by a four-alarm fire in September 2013. Built in 1926, the temple was listed on the National Register of Historic Places.

The restored temple will hold a restaurant set to open in the fall of 2024, according to a press release. Behind the temple rises a six-story addition including 66 studio and one-bedroom apartments set to open in January.

Next door, at the former Citizens Bank building, will stand a six-story building with 3,800 square feet of retail space, 135 apartments and a second-floor, open-air pool deck for residents. The units will be a mix of studio and one and two bedrooms.

In October, Beth Israel Deaconess announced a lease agreement with FoxRock, which plans to develop an ambulatory medical care center on the Ross Lot in downtown Quincy.

Located at 55 General McConville Way, the facility will provide primary care, urgent care, cancer care, OB-GYN, orthopedics, radiology and lab services and a retail pharmacy, according to a statement issued by Beth Israel Deaconess Medical Center in October.
