Somerville landmark targeted for redevelopment. Here’s what we know

SOMERVILLE – A landmark building at the west end of Main Street could become apartments and an adult day care center.

205 Charis LLC is scheduled to appear Nov. 1 before the borough's Zoning Board of Adjustment to convert the Granetz Building at the corner of West Main Street and Doughty Avenue into 27 apartments on the upper floors and the adult day care facility on the ground floor of the four-story, 45,000-square-foot building.

The upper floors of the building are offices. The plan calls for nine one-bedroom apartments between 598 and 784 square feet, and 18 two-bedroom apartments between 866 and 1,112 square feet.

The proposal also includes repaving and striping the parking lot, modifying the entrance to the adult day care center, modifying the facade and replacing the handicap ramp.

In addition, the offsite parking lot adjacent to Veterans Memorial Drive will be repaved and lighting will be installed. A variance is required because that parking area may be more than 500 feet from the building.

Another variance is required because borough zoning calls for 100 parking spaces – 52 for the apartments and 48 for the adult day care center – but only 43 are proposed,

The building is a block from the Somerville Senior Citizen Building and across Route 28 from Somerville Borough Hall. It is also across Doughty Avenue from The Edge, a mixed-used development under construction.

A use variance is required because an adult day care center is not a permitted use.

The Zoning Board of Adjustment hearing will be held in the Somerville Civic Center at 24 Robeson St.

The building used to be the home of the Granetz Furniture Store and before that was a woolen mill. The warehouse building behind the Granetz Building has already been converted into an apartment building, The Warehouse.

Most recently, the ground floor of the building was occupied by Candyland Crafts and The Only Game in Town.
