South Brunswick planners to consider two more warehouse projects

SOUTH BRUNSWICK – The Planning Board is set to hear two warehouse applications.

Kenneth and Rebecca Yeung, owners of the property, applied for site plan approval for a proposed warehouse/office addition with parking and other site improvements at 2344 Route 130, in the Dayton section of the township.

The existing warehouse is approximately 112,781 square feet. The proposed addition will include approximately 115,601 square feet of warehouse and office space for a total of approximately 228,382 square feet after construction.

The site, located in the I-3 (General Industrial) Zoning District, is about 14.61 acres. Route 130 is located north and northwest of the site along with industrial properties. To the northeast is Chris Court and additional industrial warehouses and commercial properties. The site has wooded and wetland areas along the perimeter and portions of the site, according to documents filed with the township.

The site is occupied by Prince of Peace, headquartered in California, which imports and distributes quality consumer packaged goods to over 100,000 retail outlets in the United States, according to its website.

Access to the site is provided with a right-in/right out driveway to the northbound lanes of Route 130 with a full movement driveway to Chris Court. Access to the site would not be changed although the internal driveway from Route 130 will be reoriented around the southern side of the proposed warehouse expansion.

According to a traffic engineering evaluation, "the redevelopment of this project will have a minimal impact on the traffic operations of the studied intersections" and "the design of the development will adequately serve the needs of the facility's employees, visitors and delivery vehicles."

Elsewhere, Bridge Acquisition, of Parsippany, wants to construct a 291,758-square-foot warehouse and office building on a Superfund site.

Bridge Acquisition is seeking preliminary and final site plan approval to construct the building on a 26.10-acre lot at 999 Cranbury South River Road, which is situated in the JIS Landfill Redevelopment Zone.

The JIS Landfill Redevelopment Area is located on the west side of Cranbury-South River Road between Docks Corner Road and Ridge Road, east of the New Jersey Turnpike, according to the Redevelopment Plan for the JIS Landfill Redevelopment Area.

The site currently contains a vacant, single-story masonry building in the southeast corner, an adjacent concrete slab, a biosparge ground water remediation and various areas of pavement concrete and compacted gravel, the plan says. The western third of the site, roughly 9 acres, adjacent to the New Jersey Turnpike is the former landfill that has been capped, according to the redevelopment plan.

According to the U.S. Environmental Protection Agency, the EPA placed the site on the Superfund program’s National Priorities List in September 1983. In December 1985, the Appellate Division of the Superior Court of New Jersey issued an order for the landfill to close.

Hearings on both applications are scheduled to be held at the 7 p.m. Aug. 17 planning board meeting.
