South End, west Charlotte apartments among newest residential projects

The Charlotte area rolled into 2023 with hundreds of new apartments planned in the coming year.

In the South End area alone, more than 850 apartments are headed to two sites. A pair of developers based in the Washington, D.C., area — Akridge and Kettler — have teamed up on plans for a 450-unit, 31-story high-rise at 1427 South Blvd. and a 415-unit, seven-story midrise at 3119 South Blvd. Both projects are expected to break ground near the end of the year.

In west Charlotte, Texas developer Kairoi Residential is gearing up for its next apartment project here after filing a rezoning petition with the city at the beginning of the year. It’s planning 450 luxury apartments on 6 acres at 650 State St. That project will be near Portman Holdings’ Savona Mill adaptive-reuse redevelopment, which includes two phases of apartments.

And in NoDa, Arizona-based Alliance Residential Co. last month bought 3.5 acres at 120 Matheson Ave. for a 302-unit apartment community.

It’s not just city limits where new apartments are in the works.

A long-awaited redevelopment of the Osage Mill building in downtown Bessemer City broke ground in January; it will bring 139 affordable workforce apartments to the site.

In Huntersville, a $65 million project that will add 210 luxury apartments, among other uses, around Birkdale Golf Club is underway. Across Sam Furr Road in Huntersville, however, a different project that included an apartment component has been changed. North American Properties’ expansion plans for Birdkale Village no longer include 350 multifamily units and a 125-room hotel.

Another apartment project to hit a snag is The NRP Group’s plans for a mixed-use development at 11330 Brigman Road in Matthews. The developer is proposing hundreds of apartments and commercial space at the site, but the Matthews Board of Commissioners last month continued a public hearing for the rezoning request to February.
